The location in Bagni San Filippo is good, just a 1 minute walk to the trail to the hot spring. The host was comunnative, and it was easy to get access to the apartment. The apartment was warm, and the kitchen was well equipped.

There is a dangerous step down to the bedroom level that should be marked.The trail up from the Via Francigena was closed. The road was dangerous to walk up. In early November, everything was closed. There were no services at all. It's best to have your own transportation and bring everything you'll need with you.
