The Springwater Bed and Breakfast

The Springwater is a unique B&B in that it was built expressly to function as a B&B, hence the rooms are spacious and offer a high degree of quiet and privacy. Our room also had a private balcony which offered a nice view over the neighborhood and allowed us to catch the afternoon sun. A nice selection of delicious breakfast was offered each morning in the dining room, with options from a full cooked breakfast to "healthy" choices, and a 'special' menu item leading each day. The location is a few blocks east of downtown, near the horse tracks. It was a nice 15 minute walk through neighborhood streets to get to Broadway (or directly along Union to get to Congress Park), and in the other direction the track is just minutes away.

Being a newer building, the Springwater lacks the character or quaintness that an older B&B might have. The experience is more like that of a boutique hotel than a B&B. However in my opinion this is made up for by the quality of the rooms as noted earlier.

Stairs with no lift

Stayed in the Cottage Room. It and the adjoining bathroom were lovely, clean, and comfortable. Check in was easy. Breakfast was excellent and made even better by the resident dogs who came over for pets while we waited for our food.

Parking was tricky, especially on Saturday night when the bar downstairs was open. There were also a lot of steps going up to the room.

Well situated, room nicely appointed. Breakfast was delicious! The location was good. Staff was friendly.

I am a photographer- rooms should not be presented after being shot with a wide angel lens- it is just dishonest and misleading. As you well know- rooms shot that way look much bigger than they are in actuality. Our room- the Adirondack- was a little too too noisy-being next to the staircase.

Can be challenging to find until you get used to it.
