The Garden Studio in the market town of Dorking suited us perfectly. It is surprisingly spacious and is furnished and equipped to a high standard. The bed is comfortable and the bathroom and shower work well. The wifi is effective. The small kitchen is well equipped and the staples and extras provided are a nice touch. The garden outlook and comfortable outdoor seating adds to the pleasure of staying here. James, the owner, is a good communicator and welcomed us on arrival and was attentive to any questions we had. The Studio is a short walk to the town centre with its good variety of shops, supermarkets, cafes, restaurants and pubs. The surrounding countryside is an area of outstanding natural beauty. Being only 30 minutes by car and train from Gatwick Airport, for us, was a bonus.

Harry, the house dog, whilst being friendly, is inclined to bark in the morning and evening, which may disturb sleep. The studio lacks effective blackout blinds on the skylights, which may affect sleep in the morning in summer.

Beautiful studio, rustic on the outside with well designed interior that exudes quality and is spotlessly clean and well equipped. The location is amazing, nestled in the uniquely beautiful Rose Hill, at one with nature, good for the soul 😊😊

A beautifully presented property in a quiet but very convenient location, close to Dorking. Excellent facilities with a nespresso machine and coffee tea and fresh milk all provided. While it’s in the garden of the owners property, there’s a god level of privacy. A brilliant stay all round!

Extremely clean, comfortable bed and very cozy

I loved where the property was situated in the town, it was extremely close to the high street. The studio was very cute and well equipped. The bed was comfy, everything was clean and even Nespresso coffee pods were provided which was a treat. It was a beautiful setting in a beautiful neighbourhood.

We felt like we were being watched, the owner was constantly home and sat in his kitchen over looking the Garden Studio. It wasn’t clear on the booking system how close the studio was to the main house and if it was then I don’t think we would have booked it. Although the owner was extremely welcoming, very pleasant and of course has a gorgeous home and beautiful setting, we were hoping for more privacy. There was a window in the studio without a blind, meaning we could see the owner in his kitchen and he could see us. Also the front door has a little window which again you can see out of/ in. The windows were also very bright so kept getting woken up by the brightness as there were no sun blocking blinds. We also didn’t feel like we could sit in the garden for long because again he was always around and constantly watering the plants / grass so everything was wet. It wasn’t a problem but we were hoping to sunbath since it was such gorgeous weather. We don’t have a garden or balcony so we were hoping to sunbath whilst visiting.

Nothing everything was excellent

Everything I was looking for in a studio - perfect location, exceptional modern property, located next to the main house it’s hidden away from any noise with lots of birds visiting! Minutes away from cafes and grocery stores. Very clean and with a super comfy bed. The host provides a good selection of teas and coffee, milk and biscuits.

Lovely setting with a great area to sit outside and enjoy the sunshine. Walking distance to Dorking. Had everything we needed for our stay.

I needed an eye mask as the velux windows and a couple of the other windows didn’t have blinds that kept out the light.
