Casa Kobaab Tulum

Exceptional staff. Roxana and Ramon made us feel like we are at home. They answered to all our needs. The breakfast was really good, the healthiest food we had in mexico :) The room got cleaned and tidied everyday, no questions. The hotel itself is also very beautiful, green, esthetic. Everyday when we arrived the room, we were feeling extremely happy.

I would not say it as downside but we got the deluxe apartment with private pool. We have not used the pool - it seems a little dark- but apparently the water comes from a cenote and that is the reason- we swam in real cenotes instead. It is not a completely silent area, neighbors are partying regularly. You hear usually music almost every night. We could still sleep perfectly except one night.

We had an amazing time staying at this family owned Hotel. The Apartment was spacious and clean, we had pur own private Pool and the public one right in front of the door, the bed was very komfortable and we enjoyed every minute! The breakfast on the roof terrace was delicious and looking over the jungle while drinking a coffee was just spectacular! But the best thing was the Hosts. They helped us so much with choosing the best restaurants, beachclubs and getting around in general. It soon felt like staying with friends! Highly recommended!

Nothing Casa Kobaab could change, but in a perfect world the road to the Hotel would be a bit easier. We had no 4WD and sweated a lot the first time going there. But it is absolutely doable to get there with a regular car, don't let the road scare you!

We spent three weeks at Casa Kobaab, and it was a fantastic choice. From the very beginning we felt we had found the right place. In fact, we enjoyed it so much that we would have happily stayed even longer. The hotel has a great location - it’s slightly outside the busy part of Tulum but still close to the center. Because of that, it’s quiet and peaceful, which makes it a perfect place to relax away from the noise and crowds of the town centre. The area also feels very safe. The rooms are large and spacious, beautifully designed with a lovely boho vibe that fits Tulum perfectly. The beds are very comfortable, and the rooms are cleaned daily to an impressively high standard. Another big highlight is the breakfast. It is fresh, delicious, and made from organic products. Roxy prepares it specially for the guests, so everything is made just for you. And the coffee is excellent! Breakfast is served on the rooftop, which is a beautiful and peaceful place with great views - a really wonderful way to start the day. But the biggest treasure of this place is Ramon and Roxana. When we arrived, they told us they wanted to be our “Mexican family” - and that is exactly how it felt. They are incredibly friendly, kind, and helpful, which gives the entire place a very warm, home-like atmosphere. During our trip we had a few unexpected adventures, and they always did everything they could to help us. It’s also definitely worth following their recommendations - as locals they know exactly which places and restaurants are truly worth visiting. And of course we have to mention Hendrix, the owners’ cat - we already miss him <3 Ramon, Roxy- we would like to thank you both for everything. You made us feel truly at home. We honestly couldn’t have imagined a better honeymoon, and a big part of how special this time was is thanks to you.

Les propriétaires sont très aimables. Je ne suis pas habitué à faire des maisons d'hôtes mais cette expérience m'a fait changer d'avis. Vraiment top.

Dans les chambres il n'y a pas de volet. Il faut s'habituer à se réveiller en même temps que le soleil.

The hotel is actually more of a bed and breakfast, in the sense that it is a family-run business and the owners live on the property and personally provide service to the guests — which can sometimes be an advantage and sometimes a disadvantage. Roxana is a wonderful and welcoming host, with a genuine willingness to help and pamper her guests. The room is huge and beautiful, with a large window. Guests are offered small and thoughtful perks — complimentary water refills, access to a workspace, and even mosquito spray. The surroundings are very quiet, in a new residential neighborhood.

As others have mentioned, although the neighborhood is already built, none of the roads are paved yet, and the access roads are barely suitable for a standard family car. This also makes walking to and from the city inconvenient and unpleasant. While this is obviously beyond the owners’ control, it is something worth taking into consideration. The area is probably very new, because when we ordered food through an app, the delivery driver got lost and had trouble finding the property. The kitchenette in the room is charming, but it did not include a microwave or a coffee machine. Roxana kindly brought us a coffee maker when we asked, but we didn’t feel comfortable repeatedly asking for additional items that were missing. There was no cutting board, no bowl for salad or pasta, and no serving spoon or teaspoons. Although there is a frying pan and a pot, I don’t think it’s really possible to prepare a proper meal there. I’m sure Roxana would have gladly provided anything we needed, but when I travel, I prefer to be as independent as possible. The room was lovely and the house itself is stunning. However, it is designed in an open-space style with large windows covered only by white curtains and with almost no sound insulation from neighboring rooms. When we stayed there, the other guests were wonderful and it was quiet, and we are not particularly sensitive to morning light. Still, this is something to be aware of for anyone who is sensitive to light or noise.

Hôtel familial très récent dans un quartier en mutation qui deviendra je pense le quartier le plus dynamique de tulum.Roxana a été d'un accueil très chaleureux et a su nous mettre en contact avec des locaux pour nos excursions durant notre séjour.Merci beaucoup et a très bientôt.

La gentillesse de roxana et Ramon toujours disponible un appartement grand et très bien agencé(c’est l’endroit où j’ai le mieux dormi durant tout mon séjour)un petit déjeuner de grande qualité avec une baguette digne d’une boulangerie parisienne Super endroit, super design pour se relaxer
