Decent size room, option for twin beds, good location, air con, free water

Bathroom wasn't the cleanest, could only get hot water if you turned the pressure down to a dribble.

We stayed on the top floor (room on top of the blue house in photos.) Felt new and fresh, clean. Beds were a bit hard. Both AC and fan available, but needed maximum 1 during the nights, wasn't to hot. Balcony was a nice touch with a lot of shade from the afternoon. Close location to many of the hikes and restaurants (would recommend staying on this side of the river.)

Steep stairway to the room, wasn't a problem for us. No laundry, but luckily many close by.

Considering the price it was fine. Stayed there 3 nights. Feels more like a Homestay than a hotel. Friendly family. Decently quiet. Hot water shower is a big plus. Clean room.

WiFi was really unstable. A lot of times it had no connection to internet. Bathroom is a bit shabby (room no. 4), esp. the door, but plumbing worked fine. A small lamp next to bed would be nice.

It was all super clean and lovely!

The triple room (on the roof) is freshly done/renovated and good standard for Laos, with a private terrasse to chill, which we did enjoy. BUT (see below)...

There is zero isolation to the outside. So you hear every noise from the street: chickens at 4AM (standard in rural Laos), but also a bar nearby playing music till 11 pm, and on the nights we were there, also extremely loud karaoke from the neighbours until 1 am, 2 nights in a raw. That is not much sleep left... The lady let us pay in USD but shortchanged us by roughly 40,000 kip...

Good location. Comfortable but basic room. Staff friendly and helpful - no issue extending our stay.

Bathroom needs updating but likely reflective of other guesthouses locally too
