About breakfast... I booked this place WITH BREAKFAST INCLUDED but in the end we had to pay. Every morning we received a card of 6 EUR / person (basically nothing!) which value was deducted from the amount spent in the neighboring pastry shop. However I am not sure whose mistake it is: our confirmation declares "breakfast free for Genius members". When I asked from our host, I got no answer for this. When I asked from booking.com, they simply did not answer me in the chat several times.
