Niken hotel is in a great location. Right on the beach but in a quieter end of the beach which was so nice and chill. No loud music thumping or major partiers yelling. Yet very walkable to go to restaurants etc...Also when i say right on the beach I mean you step out of your room onto the sand. Beautiful ocean views from the room. The room was very clean and spacious. The staff are so friendly and helpful. Additionally the location is very central to alot of the sights and adventures that you'd like to explore in the regions of Tulum. A nice breakfast was included everyday so that was great for the budget.

This is not about the hotel, but the entire coastline was full of seaweed washing up onto the beach. It was hard to access the ocean unless they dug out a pathway through the sea grass. The other thing i would recommend is a pathway from the room to the restaurant and hotel desk that has pavers or tile, so that you don't have to walk in sand whenever you leave your room. For instance if you are going out for dinner and have on shoes that you don't want to get full of sand.

Absolutely wonderful and best value property on this stretch of the Tulum beach. Rooms are so spacious, the buildings are incorporated in the landscape and are fitted out with natural materials without compromising on comfort with great AC, shower pressure etc. The restaurant had a very nice breakfast. The beautiful beach, beach chairs with plenty of shade if you want it are where you will want to stay all day. Finally the staff and in particular Roberto was so very friendly, they helped me with my reservation, and finding activities that I was looking for in the area with plenty of communications before we got there. I recommend the Niken Tulum to anyone looking for a great hotel and good value in the Tulum area.

Our favorite part of staying at Niken was the property itself and the convenience of walking out our patio door onto the beautiful beach each day. It was especially convenient for us since we had our 5 year old too, making quick trips back to the room as needed. We enjoyed watching the sunrise every morning, just steps outside the room, and listening to the birds throughout the day. It was the perfect nature-centered beach experience. Another very meaningful part of our experience was the staff - everyone was very helpful and friendly and really seemed to care about the property and the guests. We loved that the cleaning staff even placed our daughter's favorite stuffed animal in different places each day - it was a thoughtful gesture and fun surprise. Our stay at Niken was very memorable and we are already planning a trip back!

The only suggestion I would have is to add a small table in the room for eating in-room. We mostly ate out so it wasn't a big issue. Otherwise, we have no complaints or suggestions!

Roberto on reception was so helpful and welcoming. He truly made the place even more incredible. He helped so much with arranging our excursion and transport and even made us a packed lunch for the day we left as it was early in the morning and we would be missing breakfast. The location is perfect just a ten mins walk from Gitanos & Bagatelle. Couldn’t recommmend enough.

It seemed a little worn in places but added to the jungle vibe - it didn’t bother us.

Beautiful beach hotel and the room was large and had a great ocean view / balcony. Beach food and service was great, the vibe was relaxing. The keep the beach very clean and the free parking is a plus.

Water pressure is low for showers and the safe doesn’t fit your laptop.

Love the location, it was nice and quiet and away from the loud music/club restaurants. The rooms were rustic and beautiful, the rock pool was gorgeous. Always a Beach cabana open and ready for use, front hotel desk staff very helpful.

Mosquitos pretty bad, hot water didn’t work for 2 days in our shower. Included breakfast was mediocre.

The location is quiet, a bit away from the more noise party area of Tulum. There are restaurants close. Air conditioning worked well. Breakfast was included with the rooms and it was good enough.

We booked this hotel because they presented themselves as a small boutique hotel and as "an oasis of peace and intimacy" but in reality they open their beach club to non guests, so there is no peace and no intimacy at all. During all day, every day, lots of people get all the sunbeds (except the front row which is reserved for the guests) by just spending about $20 in food or drinks in the beach club, so the place becomes extremely noisy and crowded, full of children and dogs, making the beach club the opposite of a peaceful place. During our stay, they even allowed non hotel guests in the swimming pool (which is against their own policy) and four children spent all the afternoon screaming in the pool next to our room. The rooms at the top have more intimacy but the ones on the ground floor have zero intimacy and if you do not close your curtains, everyone in the beach can see inside, and of course you listen to them all day as the beach club is just outside the ground floor rooms (same with the pool). The restaurant of the hotel only opens 3 nights a week and they do not offer too many dishes. Coffee maker in the room is just for american coffee (not nespresso). I include pictures that show how they fill the place with chairs for "extra" guests to the beach every day and how close that crowd is from the rooms. They also have a beach volley court next to some of the rooms where the children of the beach club guests play all day. Unfortunately, to make some extra income with their beach club guests, they ruin the experience of the hotel guests. If we visit Tulum again (which became a different place than 5 years ago) we would not return to this hotel.
