The property owners are in fact just renting a room; this doesn't or shouldn't be listed as a typical B&B.The breakfast is a help yourself exercise and very limited in term of preset choices. Privacy is also felt " unconformable"

The room is very nice and cozy. Communication with the host was very simple. We had breakfast included and it was plenty of it. You feel like home there.

Great location, easy walk to the old squares and churches, and to Enzo Maserati museum. Excellent bed, best I’ve slept in a rented room. The host was kind, friendly, and communicative. The room was in a lovely apartment and it was very comfortable. The breakfast was nice, with options.

The kindness and helpfulness of the host is beyond what words can describe. He went way above and beyond to make sure my stay was comfortable, also helping with parking the car (including late at night). The room has all you need, including private bathroom and a kitchen. The property is located at walking distance from the city center.

Location was excellent, room was clean with good wifi. Segio provided excellent communication even though he was away from Modena. Bed comfy and aircon good. Host allowed us to store luggage there before check-in time

Shower water pressure was low. Never saw the 'breakfasts' referred to in other reviews. Milk, juice and yogurt were left out in warm kitchen the night before. First time I have been asked to strip the bed linen before check out. Neighbours a bit noisey, can hear through walls

So warm and welcoming, it was like staying with family in the best possible way. The hosts were such beautiful kind people, everything was provided. The room with private bathroom, was separate and comfortable. The stay is NEAR the Ferrari museum and NEAR the old town centre. A short walk from everywhere and the hosts provided a map and directions and recommendations. I highly recommend this as the perfect place to stay in Modena.

Sergio was friendly, hospitable and waited for our arrival, as our flight was delayed. Breakfast was better than most of the Italian hotels where we used to stay. Our room was cozy and overall we felt as at home. Air conditioning and wi-fi worked properly. Accommodation is close to the old town and within walking distance of the train station. However, the area is calm. We also got recommendations for restaurants to visit and a map of the old town.

I liked many things about this stay. It is in sn excellent location between train station and the center of Modena. The apartment has character and is tastefully decorated. The guest room is set up opposite the common area of the kitchen. so that the guest has comfort and privacy. The bed was very comfortable. Every morning the breakfast table was set with any choices, including an offer of eggs and bacon. The host went out of his way to help me as I was recovering from an injury on my trip. I appreciate the kindness I received in this household. There were many personal touches and recommendations that made this an outstanding stay.

Terrific stay. So much better than impersonal investor-managed short-term rental.
