Lovely warm welcome upon arrival and given a lovely boat to use during the festival. My room was huge with a lovely big balcony as well! Bed was super comfy and the room was clean and had everything I need including a comfy sofa to hang out on. Breakfast had a good selection The location is just outside the old town so some places are walkable or I got grab taxi's. Air con very efficient.

Used the gym and it's a little dated and could do with some cleaning supplies to wipe equipment down between uses, but not the main reason your in Chiang Mai and had everything I needed!
