Broken chair and shower in room 5, breakfast advertised as full Scottish no where near only sausages, beans, scrambled egg and mushrooms not even a full breakfast very disappointing

"Short sweet stay, great location just short walk to city centre"

Spacious room and great view of Arthurs seat from the window! Slightly dated/Classic decor but as displayed in pictures. Great stay would stay again for sure

Fresh clean bedlinen and comfy bed . Slept well.Friendly staff and owner . Bus route to city centre across the road . Gluten Free toast available.

Massive price hike because of Robbie Williams concert. The property is an old traditional town house. Very old fashioned including the Christmas decorations in June 😅 Could do with a lick of gloss pain on window frames and skirting. Breakfast was limited especially for me as I'm gluten free .No alternatives offered to the self serve food . Scrambled egg, sausage, beans and mushroom NO BACON . Sorry wouldn't recommend.

"Nice, but let down by breakfast"

The room was comfortable and the staff friendly

The breakfast was lacking in basic contents of a Scottish breakfast (No bacon, no black pudding, no haggis) the sausage was cheap and all the food was kept barely warm. It really let the place down. We ate breakfast there only 1 out of 4 days.

"Not the best and the smell was appalling"

The bed

We were in the basement room and when we walked in you could smell bleach and the room was clean but there was an awful smell of poo!

"AVERAGE SHABBY CHIC"

The best thing about this establishment is the location. Very convenient with bus stops close by. On site parking. Good brekkie though not full Scottish as advertised(no problem for us) Nice to have a basin in our room.Good size towels!Everything clean.

It's on a main road so there is traffic noise. If you are after a lovely hot shower at any time- don't count on getting it here! The shared bathroom is small, the actual shower cubicle is tiny, and the toilet should really be separate as there are 4 rooms sharing the facilities.The showering mechanism is sub standard - volume and pressure of water( it's a multi story house). Our bed was not particularly comfortable. We were in a standard room(#7) which was a bit over priced for what it was.

"Superb"

Very homely feel, great location, nice and quiet yet easy to get to town with many buses on the doorstep. Lovely breakfast.
