Included breakfast was fine... I loved the option to have it done room service style by electing your options the evening prior. I like the overall decor of the room. The fireplace was great.

I was incredibly dismayed by our view and the overall disturbance of construction immediately outside our windows. It was a complete nuisance (noise, accesibility, etc). The parking garage proximity was fine but we were instructed to park on floor 5. The elevator did not work...NOT good for someone with a recovering torn tendon and back ailment. The happy hour/evening social was a nice perk but there was not enough seating (we sat in the freezing courtyard...heat lamps would have helped) nor was there an offerings of a non-alcoholic beverage (not everyone drinks alcohol yet happy hour is still a common enjoyment).

"Nice Inn"

This is a nice boutique inn and in a good location if you do want to be on King's Street. Be advised of a few rough spots, though. The parking lot behind the inn is no longer usable. Parking is in a deck on Horlbeck Alley. If you drive and want to unload your luggage first, you must drive into the entrance to the old parking lot (behind the inn) from Market Street. But you cannot drive further into the lot and directly behind the inn. Luckily someone from the inn was at the parking lot entrance to direct us where to go to take our luggage inside, so that was at least helpful. You then drive your car to the parking deck (many streets in Charleston are one-way). You park on the fifth floor of the deck, in spaces designated and marked for the inn. Then you walk back across Horlbeck Alley to the inn. The day we arrived, the elevator to the parking deck was broken, so it's a good thing we unloaded our luggage first, so that we didn't have to walk our luggage down five flights of stairs, or drive back to the inn. Be advised that the reason the old parking lot behind the inn is no longer available is that it is adjacent to a construction zone (for a new high rise hotel or apartments). Therefore, if you have a room on the back side of the inn, as we did, your view is an unsightly construction zone. If you want a better view, get a room off the interior courtyard. Our room was fine and we were out during most of the day, but then again, windows onto a construction zone could be a deal breaker for many. Especially given the price of this inn. Breakfast is fine. There are no scrambled eggs or bacon or such. You can get a boiled egg. English muffin, yogurt, cereal, pastry, fruit, etc. It was adequate. Coffee isn't great. The wine/cheese in the evening was nice. Sherry in the evening is a nice touch. Ask at the desk about the front door to the inn. You have to press a button a few times, and when they see you on camera, the front door unlocks. But we had to try a few times to get it to work. Upon checkout, the computer was down. So that wasn't helpful. The entire staff was very friendly and professional, so this was good. But given the price of the inn, and construction view which we did not know about before we arrived (did we miss this information?), we were disappointed. Also, King's Street is now very crowded with people and traffic. Just more congested than Charleston used to be. This may or may not bother others.

"A lovely beautiful Inn with charming southern hospitality!"

My husband and I were recently in Charleston visiting and there is no better place that we would rather stay than the Kings Courtyard Inn, we just love it! The location which is right on Kings Street can’t be beat so convenient to walk to all the great restaurants, bars and shops. The lovely historic Inn is very charming with beautiful tranquil courtyards perfect for relaxing, eating breakfast or having some wine and cheese. The rooms are wonderful they are very spacious, beautifully decorated with some antique furnishings but have modern comforts to make your stay more comfortable. I must say that the Kings Courtyard Inn is very reasonably priced plus there is complimentary breakfast which is wonderful! There’s an assortment of delicious foods and the coffee is always fresh. In the evening they offer complimentary wine, cheese and crackers to be enjoyed in the courtyards. The staff at the Kings Courtyard Inn are all so friendly and welcoming happy to assist to make your stay even more enjoyable. The Inn and the rooms are all kept very clean just immaculate! The noise level is very low if your room faces the courtyard area and in general the Inn is very quiet and tranquil. My husband and I can’t wait to visit Charleston again and when do we will be staying at the Kings Courtyard Inn our favorite place to stay!

"Perfect little spot"

We were very pleasantly surprised by this gem of an inn. The location is perfect - within short walking distance to everything in historic downtown. The complimentary breakfast is a lovely little treat (they'll even deliver to your room!) It's quiet and nicely appointed as well.

"Loved Kings Courtyard"

This was our second time staying at Kings Courtyard - terrific location and a terrific boutique hotel with superb service and very nice rooms and bathrooms (remodeled but still historic). The evening wine service and morning breakfasts are upscale with individual service. Rooms were clean and check-in service was easy.

"Perfect Location—walk everywhere in the historic Downtown area"

Such a charming Inn- we loved the gas fireplace in the room! They include a continental breakfast, then a wine and cheese happy hour. Our only complaint is one day we got rained in and they do not have a smart TV (rather inexpensive) these days. Would have been nice if Netflix was available so we aren’t watching commercials. Otherwise; we really enjoyed our stay

"What the hell is going on upstairs?"

This is our second night in a courtyard room that we have stayed in many times. This time there is so much stomping overhead that I had to go to the front desk and ask just what exactly are they doing up there? Not exactly a high end Charleston experience. With the parking lot being gone now and very difficult to go fom the parking garage we will not be staying here again.
