Location. And ease of use of trams. We stayed to watch the Blackpool airshows and found it to be so much easier to park outside the hotel and then jump on a tram and back to the shows. The hotel is in a nice area too, with a few bars and lovely restaurants nearby. Much cleaner area than Blackpool itself. Our room was spotlessly clean too with a lovely view of the sea. Our bed was comfy and the tea and coffee facilities were great. Our host, Sharon, waswelcoming, friendly, and helpful. Lovely breakfast included too.

The stairs are a bit steep but that's to be expected in a bed and breakfast in Blackpool.

Staff very welcoming and friendly. Breakfast was good. Rooms basic but very clean

The only thing that really bugged me was the fan in the bathroom is VERY noisy so if someone in showering or even just using the bathroom it comes on as soon as you turn the light on and is so loud which was really annoying and woke me up multiple times when the hubby and kids needed the loo as it could be heard very loudly even with the door closed

Breakfast was lovely ,planty of choice .The hosts were extremely welcoming. Location was excellent, with the beach 2 min walk away across the road and a little park too.The tram was also across the road and was every 10mins. Around the corner was plenty of choice for food too. Parking on site but plenty of free parking on nearby roads if needed.

That the walls were very thin. I could hear the next room talking resulting innkeeping me awake and getting woke up early.They wernt being particulary loud ,just general chatting .

Yet again an amazing time at the 242 comfortable room great location and the breakfast was lovely This family run hotel makes for a memorable holiday Already thinking about booking the next one

Where the hotel was just a tram drive into busy part of Blackpool which suited us not far from beach as well good for going out walks with the grand kids which they enjoyed

Couldn't believe how quiet it was seeing it was July and also Glasgow Fair never seen it like this before
