The Georgian Terrace Hotel

Rooms are dated. Water leaked from the walls and flooded the room hallway. No hot water in the AM. Had to have a cold shower before important business meeting. A completely miserable experience. Hotel maintenance started banging on my door at 5am to try and gain entry. Do your self a favor and avoid this place. They didn't meet my expectations. I can't believe they think they possibly met theirs.

While the lobby and staff make a decent first impression, they are unfortunately a polished facade for a deeply dysfunctional hotel. Our experience was a series of service failures that simply do not justify the price point. ​The primary issues included: ​-Failed Infrastructure: For most of our stay, only one elevator was functional, leading to constant delays. By the time we checked out, that final elevator had also broken down, leaving guests stranded on upper floors with their luggage. While I can't prove it, I heard from a coworker that the hotel has been operating with one elevator for over a month before our event. ​-False Advertising: The hotel claims to offer room service, yet the phones go unanswered and the service is non-existent even though it is advertised as in-room service. When I went to the lobby to inquire after ananswered phone calls to the operator and front desk, I was told I’d have to go to the restaurant and carry the food back to my room myself. -​Inadequate ADA Accommodations: While an ADA-compliant room was provided, the hotel failed to honor the essential request to place travel assistants in the adjacent room, creating unnecessary difficulty for our colleague. ​-Inconsistent Room Quality: While my room appeared renovated, my coworkers dealt with outdated, "nasty" kitchens, broken appliances, non-functional bathrooms and a lack of hot water. Some rooms even flooded on our final day. ​-Atmosphere: Some of my coworkers indicated their floor was plagued by the persistent smell of marijuana, further highlighting a lack of management oversight. ​ The lack of attention to detail here is staggering. Based on this experience, I would not recommend, will not be booking future events at this property, nor would I ever choose to stay here again. The pictures on their site don't tell the full story.

The room fell short of expectations. The decor appeared dated and did not match what was advertised. Only one elevator was functioning for all 17 floors, which caused long wait times.

I was in 207, that door was hard to open & close and was loud. The coke vending machine on that floor did not work. I checked floor 3, 4 & 5 and did not see any other vending machines so I gave up. Marking where actual vending machines are or just having them in the lobby would be nice. The elevator buttons glow very dimly, it's hard to tell. If the elevator is coming. The elevator from the bottom floor normally took 5-8 mins. Maybe someone pranked or it was busy. I took the stairs, the stairs looked and felt like a maintenance shaft for a motel. Not a 4 star hotel. The stairs were not clearly marked, I tried the stairs opposite of the elevator and it just went to a locked balcony. Please have clear signage. Finding breakfast was difficult but it was some of the best breakfast I had. The breakfast experience was world-class. No signage, I imagine quite a few guests weren't even aware that it was available. 3 TVs, a washing machine & dryer (w/o detergent) but not refrigerator is the opposite of what I need. I should have reviewed the listing closer, but no fridge is quite disappointing as I have no food storage for a longer stay. Finally the sleeping experience was bad, I woke up almost 90 mins every night. No fan, very very light blankets, a firm mattress and I think the elevator loud beeping consistently woke me up even though my apartment was quite far away. This is the only hotel I've stayed in my life that I've had this much trouble consistently staying asleep. Thank you for reading through my complaints. I probably should have gone down and said something but I was just exhausted from the work conference each day.

There was one elevator for the hotel and the waits were excessive. TV was out and maintenance could not fix over my two day stay.

My deadbolt did not lock. Your staff is smoking weed. The elevator is broken. The stairwell looks like a homeless hangout. I had to really carefully dial in the hot water for the shower. There was such a small sweet spot to have warm water. I got locked out of my room because I was a few minutes late to check out. Crazy times. You can do better.

The elevators are a joke . It takes 20 min to get an elevator . It is absurd that they are running a hotel like this . Never again !! This was a joke . The manager should leave the hotel as they have no idea what they are doing . Elevator lines were like waiting to board a plane in group 3 .

I recently stayed at The Georgian Terrace as part of a large work conference group. The location is undeniably prime and convenient to many attractions. Unfortunately, the condition of the hotel did not meet expectations — particularly for a property presented as upscale. While the rooms were exceptionally spacious, the size could not compensate for significant maintenance and cleanliness issues. Several kitchens and bathrooms were outdated and in poor condition. In my room, the microwave handle was missing and the appliance did not function. The refrigerator contained a spill that had frozen into a solid block of ice, suggesting it had not been properly cleaned. Multiple colleagues reported plumbing issues, including toilets that would not flush and sinks and showers that did not drain. Carpets throughout the property require deep cleaning. In rooms that had been updated, flooring installation appeared rushed, with visible gaps between planks. Guest service accessibility was also a concern. Calls to service lines went unanswered, as phones rang continuously without response. Rooms lacked basic amenities such as ironing boards, and there was no in-room dining option available. Elevator reliability was another major issue. On our checkout day, both elevators serving 12 floors were out of service — creating significant inconvenience for guests. Restaurant and coffee staff — largely the same team — struggled with order accuracy and consistency. Spoiled fruit was served on two consecutive days, which was disappointing and concerning. The lobby foyer is beautiful and gives a strong first impression. However, it does not accurately reflect the overall condition of the hotel. Online photos also appear to represent a more updated version of the property than what guests currently experience. This hotel has tremendous potential given its location and historic charm, but it is in clear need of operational improvements and updated maintenance standards.

The idea of having a full kitchen was nice but…. Paper towel, dishcloths, dish soap and ice trays/maker would make it functional.

First visit and not the best experience. Elevators did not work properly and had to take luggage up and down 5 flights of stairs. Cleanliness of room was questionable but bed was very comfy.
