Perfect location on the boardwalk for a quick overnight at Ocean City. It was our first trip with our toddler grandson and having the beach, shops and restaurants close to the hotel made it very convenient. The hotel gave us an 8th floor balcony with a spectacular ocean view. As with any beach hotel, there are some age spots but the team was quick to deal with the single issue we had. A special shout-out to Melanie at the front desk and Lexi in the office for managing our special scheduling requests.

I have stayed in budget hotels before and understand that not every property is going to be perfect. What I cannot accept is a complete lack of cleanliness and basic maintenance. Any review praising the cleanliness of this hotel does not reflect the experience my wife and I had. The condition of our room was absolutely unacceptable. The first thing we noticed was a terrible odor. After searching for the source, we discovered that someone had apparently used the trash can as a toilet. Rather than properly cleaning or replacing it, it appeared that a new trash bag had simply been placed over the existing mess. The smell was overwhelming and disgusting. The maintenance issues were just as bad. There were large holes in the walls, not small cosmetic defects, but significant openings where insects were actually coming into the room. During our stay, I killed multiple water bugs. The bathroom floor was in terrible condition, with damaged and broken areas around the tub that looked neglected for a very long time. The entire room gave the impression that it had not been properly cleaned or maintained in quite some time. The balcony was equally revolting. It was covered with cigarette butts, spit, and other filth. It looked as though it had not been cleaned in ages. I have photographs and video documenting the condition of both the room and the balcony. We paid for a two-night stay but left after one night because the conditions were so poor. We were exhausted when we arrived and tried to convince ourselves we could make the best of the situation. After leaving for breakfast the next morning and returning, we realized there was no way we could continue our stay. To make matters worse, when we informed management that we were leaving early, we requested a refund of the parking fee and pet fee for the second day since we would no longer be on the property. That request was denied. I also understand that parking in Ocean City is limited and comes at a premium. However, if the hotel is charging guests $15 per day to park, there should be some effort to monitor and manage the parking lot. During our stay, it appeared that many vehicles parked there were not hotel guests at all. As a result, paying guests were often unable to find parking. After about 4:00 p.m., finding an available space became nearly impossible. Guests who paid for parking were left circling the lot or sitting in their vehicles waiting and hoping that someone would leave. If the hotel is collecting parking fees from its guests, then it should take reasonable steps to ensure that those paying guests actually have access to the parking they paid for. This was one of the worst hotel experiences I have ever had. Between the unsanitary conditions, insect problems, visible maintenance issues, filthy outdoor areas, parking problems, and the lack of any meaningful customer service when concerns were raised, I cannot recommend this property to anyone. I strongly encourage potential guests to look carefully at the photos and reviews before booking. My wife and I cut our trip short and left because we simply could not justify staying another night in those conditions
