"Decent place to stay "

It was clean but the air-conditioning unit was not working. The staff was incredibly friendly and helpful. The surrounding area is not very attractive. But it's only a short drive to good food and city event spaces as well as the University of Dayton.

"One to most definitely avoid."

Not much.

Noise, people smoking weed outside the door, shower was poor and receptionist didn’t speak much English so couldn’t answer our questions.

The location is convenient to Kettering, but the rooms are bare-bones furnished. During the time I stayed the room entry system constantly malfunctioned, so that each day was an adventure in whether or not I would get into my room. The maintenance staff was completely incompetent.
