Three Waters was amazing! I loved the Kokomo pool and the arcade was cool won lots of prizes. The staff were all very nice to me and my family. The restaurants all had amazing food. I was very impressed by Three Waters!

3 Waters Resort & Marina has high points and low points. It’s a very large facility. The setting is lovely. We stayed in the 21 plus Cove, which I recommend. The pool is small, but kid free and the whole area is free from the noise of small children. Our room was a Cove King Ocean view, which was very small, saved by a nice balcony with comfortable chairs. As a Platinum Marriott member, I had hoped to upgrade to a suite, but they had no upgrades when we checked in. Opt for a suite for more space. The bathroom is tiny too. But everything is clean. The Cove has a small pool, small fitness center and a great kayak launch area. Kayaks (and paddle boards) are part of the resort fee and many people used them. Caribbeanish music plays in the pool and bar area from 10 in the morning until sunset. It becomes annoying if you just want some quiet time on your balcony to read or chill. The facilities are newish and clean. It was built in 1969, but recently remodeled. The staff everywhere bend over backwards to help you. As Platinum Marriott we had a 60-dollar breakfast voucher used in one restaurant, Mercado Morada, which is outside only, so it can be cold, hot or windy most mornings. It is also a hike to the other side of the resort. You can call for a golf cart ride. There is one good indoor restaurant option, the Kindler. Expensive fine dining, but very nice. The rest of the food is mediocre at best to our taste. But decent restaurants are nearby. The room has a nice wine cooler size refrigerator, so we went to the Publix a mile away and bought fixings for lunches and snacks. You can walk to adjacent Theater of the Sea, which we recommend. It was more entertaining and educational than I expected.

My husband and I recently stayed at Three Waters Resort & Marina, Islamorada, and it was a 10 out of 10 experience. As loyal Marriott guests, we were excited to try it, and it exceeded every expectation. The beaches and pools were beautiful, the restaurants were excellent, and the live music each night created a wonderful atmosphere. Our room was lovely, and the staff was incredibly friendly and attentive. The included water taxi was a fantastic bonus—Bruce and Jenn took great care of us—and the on-site scuba diving was convenient and well organized. We did have one small issue, but the staff responded immediately and went above and beyond to make it right, which only strengthened our loyalty to Marriott. We highly recommend this resort to anyone visiting the Florida Keys and look forward to returning.

Room was too small; there was only one very tiny bedside table; no desk at all. Heating/exhaust in bathroom was noisy.

This is a resort we really want to rate as excellent but it manages just a good due to minor issues and quirks. First of all the resort is a rebirth of three mid-century hotels as one. After a hurricane in 2017 basically destroyed and damaged the original hotels the remaining hulks were purchased, rebuilt, and opened as Three Waters Resort. They did a great job rebuilding the old structures while keeping the original mid-century architecture. They even paid homage to the original "Tiki Bar" from the 1960's and 70's with a reincarnated version. The resort grounds, beach, and pools are almost perfect. Now the not so good. We stayed there for about 5 days in November 2025 and again for 3 days in January of 2026. The first time we stayed in Building 2 which is the highest building. The room was your standard size comfortable two queen room with a very nice bathroom and a small bar area. It was on the second floor and had a nice view of the ocean. The second stay we thought we were getting the same type of room but instead we were assigned building 3 to the left which is half the height. Not a big deal but our room was on the ground floor facing the beach. At first glance this sounds great, and it is to a point. It was very cool that we were literally 10 feet from the beach, and we could come and go very easily. However, the room was about half the size of the room we had in building 2. You could barely walk around the king size bed and there was not even room for a small chair or small table/desk. The ground floor rooms also seem to be in the "basement" of the building built into the earth. As a result the bathroom has absolutely no windows, like we had in building 2, and is very dark. They did a good job with remodeling the bathroom but adequate lighting was not a factor in the design. Another negative about this building 3 room is also its location. It is physically on the main walkway for the resort which can get very noisy with large groups walking past. Finally, a common issue we had during both stays is the television and Wifi. During both stays we had to have engineering reset our cable box each day because the TV would not pick up ANY channels. It would work for the most part but stop working sometime overnight. On our last day only half of the channels worked. Yes, you should be enjoying the beach and tropical setting not watching TV but it would have been nice to catch the news in the morning while getting ready. Finally, the Wifi in both rooms was spotty at best. Again, hopefully you are visiting to enjoy the outdoors but being able to check email every once in a while would have been nice. As far as cleanliness everything was perfect. Lastly, value, everything is relatively expensive which is I guess expected at a beach resort. The biggest gouge though is in the Starbucks on the highway, which is part of the resort. Overall, the same exact products and service at other locations but the the price for everything in this location is about 30-35% more expensive than ALL other stand alone Starbucks in the Florida Keys! During both visits I was able to validate this by visiting the other Starbucks locations like Key Largo, Marathon, and Key West during our tour of the Keys. Although not perfect, we do recommend this resort just be prepared for a few issues.

Our time at Three Waters was amazing from the beginning to the end. The only thing that would have made it better is staying a few more days. Darrian at the front desk was so warm and welcoming. She made us feel like family and helped us whenever we needed her. Our room was on the beach with breathtaking views. There were so many activities and we even caught a few fish. I would recommend any stay here.

Went for our Anniversary. We used to go when it was Holiday Isle...Loved the upgrade and changes to the resort. Still Clean,Low key and relaxing, but more upscale. Food selection was good had brunch the first day and dinner the first night in Kindler and Blanca, hostess was fabulous. Ate lunch at different places, not many breakfast options. The adult pool at the cove was quiet and boring so we went to the main pool. Went out on a Cat Boat, fabulous! Can't wait to go back and visit the other resorts and go fishing. Three nights was good, but did not seem like enough!

Our time at this resort was nothing short of incredible. The food was delicious, we enjoyed both breakfast and dinner, and every meal felt fresh and flavorful. The staff were warm, attentive, and truly made us feel cared for throughout our stay. The amenities were a highlight: we loved taking the kayaks out on the water, and watching both the sunrise and sunset was unforgettable. The room itself was amazing; clean, comfortable, and the perfect place to relax after a day of exploring. This resort delivered on every level: great food, outstanding staff, and wonderful amenities that made our trip truly special. Though we only had adults this round, you could definitely have a great time if you bring children. It’s so nice you really don’t even have to step foot off of the property.
