Three Waters Resort and Marina, Islamorada, a Tribute Portfolio Resort

Beautiful resort - kindler, Islamorada pizza co, and the tiki bar were all fantastic food options and had great service. The main breakfast place/deck was not as good of service but food was good. We did have to wait till about 5:30 PM to get into our room on check in day which was unfortunate. We also looked to extend our stay but the reaction to this ask at the front desk was quite negative (annoyed to have to look this up) and so we ended up not extending. Spray the insight tour was the highlight, we did the snorkeling and sandbar, was wonderful. Would come back again but make sure to only deal with any booking online and expect a later check in.

Our recent stay at this resort was a massive disappointment, characterized by hostile management, a total lack of communication, and facilities that do not come close to justifying the premium price tag ($500–$1,000/night). The Check-In Disaster Despite checking in virtually three hours prior, we arrived to find our two-bedroom suite was unavailable due to a maintenance issue from the previous day. No one bothered to call us. When we arrived, the manager was incredibly aggressive and offered no initial resolution, simply stating the room was unavailable and staring at us. The "solutions" offered were insulting: They first suggested two separate rooms in two different buildings—an impossible option for two parents traveling with a 12-year-old. The second offer was a single room with a sofa bed. When we finally settled on a double queen room, they promised a 50% discount but tried to charge a much higher rate until I produced my own documentation to prove their math was wrong. Room & Facility Conditions Once checked in, we were pointed toward a building where the elevator was out of service, forcing us to haul luggage to the 4th floor. Inside the room, the TV was non-functional and the refrigerator was broken. At that point, we were so exhausted by the lack of service that we didn’t even bother reporting it, as the staff had already proven they were unable or unwilling to provide basic hospitality. The beds and pillows were of poor quality, and the room was in mediocre condition at best. Property Maintenance & Dining The Grounds: The beach areas were in poor shape with exposed concrete where sand had washed away. The pools were consistently dirty, with leaves and trash floating in them throughout our stay. Dining: Management seems to have no pulse on the guest experience. With limited options on-site, the main restaurant was closed during lunch. This left only the marina bar, which was overcrowded due to rain. Because children aren't allowed at the bar, families were left standing around with nowhere to sit or eat. Final Verdict This resort has the bones of a luxury property but the service and maintenance of a $100-a-night budget motel. Between the unprofessional management and the crumbling amenities, we will not be returning and cannot recommend this location to anyone.

I went on the rum runner with Captain Alexis first mate Bruce and Saige it was the best part of my trip. I’m gonna be going on the boat every single day for the rest of my trip.
