"Excellent"

The property and rooms were wonderful and the resort would have gotten an excellent rating from us, except for the food; the kitchen was understaffed we ended up having to order our dinner food to go and it still took an hour, and then there was breakfast, had better breakfasts at a roadside motel, need to look up what a "frittata" actually is and it could have been tolerable but it was not included in the expensive room and cost for 4 of us over a $100 for a lousy buffet.

"Not worth the price"

Showed signs of age. Worn handrails, weeds, paint missing, rust on exposed pipes. Missing bags/corn hole items. Open wifi, so insecure. Maids closet open all night. No hot water in entire main building. No notice or explanation. I looked for a tech. Found a fuel oil truck pulling in and starting to pump in oil. Since not heating season, likely ran out of fuel for hot water. Asked desk to have manager contact me and emailed also. No reply. No opportunity to shower before checkout. Also saw a guest allow his dog in the hot tub by the pool. Classy.

Ein an sich sehr schön angelegtes Resort, etwas in die Jahre gekommen. Schöne Lage, ruhig, erholsam

Wir hatten kein warmes Wasser- es wurde immerhin kam gegen Abend lauwarmes Wasser. Auch der Türgriff zum Bad fiel ab und wurde trotz Reklamation nicht repariert.

"We won’t be back"

Very underwhelmed. We were “upgraded” to a cottage due to a scheduling issue (my fault). Was not made aware that there was no AC in the cottage or that it was a single room vs the two rooms that was originally booked. Visiting in July with no AC was brutal and there was no fan provided in the room. They brought one promptly when asked, but thought it was odd that we actually had to ask. The room was dirty and dusty. Beds were uncomfortable. No daily housekeeping or “do not disturb” sign for the door. There was no “welcoming drink” or cookies that was advertised. The on site pub was subpar. The service was good, but the food was not. Even the waiter advised against getting certain meals because the portions were too small for the money. We ended up going to the Lobster House the next night. Excellent meal (make a reservation)! The buffet breakfast was horrible. It was clear that everything was premade and warmed up and worse than a free breakfast at a low end chain hotel. The pancakes were literally hard as a rock. $66!! We did not find that there were many breakfast locations in the area, so we drove to Blueberries the next morning (about 35 minutes away) - less money and excellent food. No towels at the pool and the pool water did not look very clean. They seemed the have a lot of amenities that we honestly didn’t use. The activities weren’t very well explained when checking in and no one answered the phone at the front desk when I tried to call 5-6 times to understand how to use the boats, bikes, and the kids activities the next day. When I went to the front desk to understand the expectations (apparently some things were extra) there were multiple people complaining about water leaks and other issues. We ended up going to popham beach, which was lovely. It’s a beautiful location. A canoe ride at dusk was magical. The idea of a compound with on site activities (a la Dirty Dancing) is a great idea and I didn’t mind paying for that experience. However if they are going to charge that much then then it needs to deliver. We got a text message the morning of departure saying that we could extend our stay for 30% off. It’s clear they are struggling and I hope they can make some improvements to bring this up to its former glory.

"Good"

We spent time here with our kids twice before - 15+ years ago, and came back to spend a few nights while visiting other places in Maine. There is so much wrong with Sebasco now that it would take too long to list it all. I was actually horrified. Some issues: - Trash all over around the property - Gutters full of weeds - Horrible breakfast with powdered eggs (ran into other guests eating elsewhere!) - Stained, old carpeting upstairs in Ledges - Public restrooms dirty and not cleaned overnight - No more dinners in the main dining room - Dumpster and active construction, along with debris, at the registration entrance It was so disappointing that I felt more sadness than anger. This was a wonderful family place that is slowly dying.

"Go elsewhere. Would not go back."

Our recent stay at Sebasco was extremely disappointing. We experienced a delayed check-in, and when we finally got into our Rockycrest cottage, the floors were visibly dirty and clearly hadn’t been properly cleaned. (Our feet were blackened.) To make matters worse, we had no hot water due to a broken water heater—and the day prior, we had no running water at all due to town issues. While we understand that unforeseen maintenance problems can occur, there was a complete lack of communication and follow-up from staff, which made an already frustrating situation even worse. Between all this, the water coming out of the sink was muddy (they need to put a water filtration system in). The resort’s bowling area was another letdown. After waiting 45 minutes in line with our kids, we were finally next, only to be told by the attendant that children weren’t allowed to bowl. This could have easily been communicated when we first inquired about availability and waited patiently with children in tow. The pool area is lovely, and the views from there are redeeming. They do have free bike and kayak rentals. Don't waste your $22 on the "buffet breakfast". Extremely limited selection, which one may expect for free at a Holiday Inn. To add to the confusion, the front desk staff couldn’t answer simple questions about the daily event or even tell us how much the golf activity cost. One would expect the front desk to be informed about basic offerings. The most disappointing part of our stay, however, was a conversation with the General Manager, which left us feeling completely unheard and dismissed. We were offered a reduction on our hotel stay at the end, after what felt like an arduous chase and heated conversation.

"Nice view but expensive for the quality of the room and lack of amenities."

Great view of the water from our room.

The towels smelled bad and left lint all over our bodies and clothes. There was an ironing board but no iron. The website says that hairdryers are provided but there wasn't one. The building smelled old and musty. I got a constant busy signal when trying to call the front desk for assistance so I gave up.
