The Franklin on Rittenhouse, A Boutique Hotel

Excellent location! Spacious, kitchen and sitting area next to the bedroom. Charming building.

Couldn't control the air conditioner. Very firm bed. Very loud street noise early in the morning

Can't wait to stay here again! The rooms are all different (or many are), so it's fun to see which room you'll get. All of the staff are so nice and so much fun. Everyone chipped in regardless of their role, which was refreshing and we felt like we mattered. Our room was very nice, and it had flare. Everything was well-maintained, which is not a given even at 5 star hotels recently. Will stay here again the next time in Philly no questions asked.

Really disappointed. There’s no working air conditioning and the room is unbearably hot. There’s also no room service or any food other than breakfast. I wish I’d gone elsewhere.

We checked in today for a five night stay. The location is central to Rittenhouse Square, but otherwise I don't have anything positive to say - The air conditioning is woefully insufficient. We checked in about midday, and turned on the A/C before we left so the room would be cool when we returned. After dinner, we returned around 7pm and the room is still hot. The front desk clerk indicated there was no on-site maintenance, and that the manager wasn't returning his calls. I am sitting in the room at 8pm in a sweat. - The property itself could use updating. To be a "boutique" hotel, one would expect it to be much better. It absolutely is not, and I would NOT recommend this property except as a last resort. - There is no food pantry to purchase snacks, drinks or incidentals.

The location was great. The staff was very good, really nice. We got firmer pillows we asked for. The shower was fantastic! I wish I had that pressure at home! Great coffee.

The stairs. We asked for no stairs. Bad knees made it hard.

My husband and I had a great weekend stay at The Franklin. The location is fantastic, and the staff could not have been friendlier or more helpful. The hotel is clean, well kept, and uniquely decorated. Surprisingly nice breakfast and it's fun to have to option of grabbing drinks in the speakeasy at night. A great value overall!
