Katy House Bed and Breakfast

What a BEAUTIFUL B&B!! We had a family reunion in a nearby area. My parents grew up in Smithville and we would go there almost every weekend when I was a child. Smithville has really changed. For years it was a bit of a ghost town. NOW, it's great with fun restaurants and great live music. We felt like we were in a movie in a small town (that you wouldn't think still exists), staying in an old (beautifully restored) house run by wonderful people who thought of EVERYTHING to make our stay magical!!

The old house is charming, peaceful and very comfortable. Tiffany has added modern enhancements and decorations without compromising old world character. The breakfast was delicious and the company enjoyable. We had a very comfortable stay.

We love, love, love the Katy House and Smithville. We've been here several times, and we will continue to go back. Tiffany and Joe made us feel like family, and the breakfast was delicious!! We love the different, unique styles for each room. Thank you so very much!

What a beautiful home. Very quiet and spacious. Beds were extremely comfortable, and the hosts were great people. The breakfast was simply amazing. This place is a must get away stay!

Pillows but I usually travel with mine and everyone has a preference. Maybe a few extra blankets for those that need it

Katy House is a wonderful place to stay! The house itself is beautiful and the staff is equally as wonderful! They are so attentive to your every need. Warm, fresh homemade cookies in the afternoon...a 5 star home cooked breakfast each morning...what more could you ask for. We stayed in a cottage and it was the perfect place. Would recommend Katy House a million times!
