Rosslea Hall Hotel

We booked with booking.com and got a great deal bb on a Saturday for £114 . The following day before going to hotel we check tripadvisor. Lots of reviews said no hot food !!! Strange I thought , i also seen although it said breakfast included it was continental . I called the hotel to cancel but I would have to pay the full price . I was also told there would be hot food served by the receptionist that took my call on Saturday morning, this was not the case . On arrival we were checked in by the lovely hannah . We were given our room key number 24 and the room was pleasant but had a generator sound from below so we asked for a change . Hannah gave us room 15 which had a lovely loch view but smelled of damp and needed upgrade , carpets stained, surfaces marked , wall badly marked and needed painted . We were also unaware there was an 18th birthday party happening. So we had to stay awake until it ended at 12.30 as it was so loud in our room . We managed to speak to Emma the manager earlier that night and filled her in with all our issues . She was very professional and kindly refunded us . She was dealing with another couple who had the same issues. Its such a shame as this hotel has potential if upgraded. Some areas we're modern and other areas dire. How this hotel can be marketed at boutique is beyond belief . We witnessed 2 couples getting Chinese takeaway delivered to the bar and hannah brought them plates and cutlery. This is not what you would expect from a 4* hotel . Think of the money this hotel would make if people didn't have to order takeaway. All information needs updated . It says there is AA 2 star restaurant also all websites give different information and when you scan the qr code it's totally embellished. If I could score twice I would give 5* for hannah and Emma.

Rooms, bathrooms are a bit tired and require some maintenance.

The rooms were clean and spacious, staff friendly and helpful and location great.

We had requested 1x double and 1x twin but on arrival we were told that both rooms were twins, despite me having confirmation of our request. Staff while initially seemed reluctant to change this did helpfully rearrange the rooms quickly. Despite warm weather the heating was on full, and the bar uncomfortably hot. The breakfast included was a bit lacklustre; when we arrived about halfway through the service, many things had run out /needed replenishing but no one was around to do this. It was also only continental, as the kitchen is not serving hot food, something that we only found out from another review just before arriving.

Good size room and very comfortable. As the room was positioned above the main entrance it was noisey with guests entering or smoking outside.

See above. The man working in reception when we arrived was excellent and very helpful and kind. This man was not on duty today and there was a serious shortage of staff The breakfast was very basic

John is a particularly great asset. He made us feel very welcome and was very helpful.

Location is superb with easy walk to the loch for a swim. Charming traditional hotel.

Hard to grapple luggage up the stairs as no lift . Service was mixed. We had booked and confirmed twin room requirements but arrived to a double bed. Sofa bed was made up a resolution though. Restaurant not open and we were reassured their local recommendations were open on Tuesdays, but they were closed. Allergy adjustments for breakfast seemed okay, but milk offered not actually available. No window or fan in bathroom.

Location and size of room was good with nice quality decor and curtains. Bed linen and towels were plush and white. Staff were friendly and helpful. Very short walk to the beach and rhu point.

It did not feel 4* After pointing out there was no lift there was no offer of help with luggage upon arrival. Sofa bed very lumpy and uncomfortable. Continental breakfast only and only conference style tea and coffee, no fresh hot drinks. For 4* I would expect some cooked breakfast. Pastries overbaked and crunchy. Bathroom very tired and shower grout brown, chips in enamal of bath. Furniture vanish chipped and sticky. A 3* rating would be a better reflection.
