The common area is limited in space due to its smaller size. The American Guest House is available to assist guests with luggage from 10:00 to 20:00. Please note our property has many stairs and NO ELEVATOR. Quiet hours are between 21:00 and 09:00 WE DO NOT ACCEPT THIRD-PARTY CREDIT CARDS. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. "What you see is not what you get"

This hotel should NO LONGER be a choice on Hotels.com. The 4th flour room did not have a secure lock rather one that could easily be opened with a paper clip (bathroom entry from outer hallway). The advertised“gourmet breakfast” was hardly that, and cooked in a kitchen with dirty dish clothes. Worse, the ceiling fan over the bed was hanging on six inches of wires. We had to change rooms after a phone call with the manager who blamed us for knocking down the ceiling fan/light fixture but told the day help that her husband had hung it that way so it wouldn’t rattle. The “designer linens” were stained and far from high end. A handyman was called in to fix the ceiling fan, when it should have been done by a licensed electrician. We doubted the safety of all of the work done in this historic building. The decor was cheap and sloppily done. A sign taped to the 10’ ceiling in our room said to open the vent on the ceiling if we were too cold. There was no way to reach the vent Do NOT stay at this hotel.

Lovely gem in Washington. Bed was a little too soft for my liking. Breakfast was absolutely delicious. The homemade waffles are worth going back for.

The property has a lot of character, the room was well appointed and the staff very friendly and helpful, and the breakfast was superb. However, there is no elevator. While this was not an issue for us, some of the guests were not happy as this fact is not explicitly made clear.

This was an amazing and quaint bed and breakfast, located in a prime area, and has a wonderful, nice and helpful staff. To wake up and have a gourmet breakfast waiting for you every morning was bliss, beats any hotel around. I would highly recommend.

If you are looking for the Marriott this isn't it but it is a very comfortable accommodation with very attentive staff and a great communal guest experience.
