Property Notes

Please be advised that an ongoing waterproofing project at Heliconia I (Building 1500) is entering a side window replacement phase scheduled from Monday, December 1, 2025, through the end of the year. Work will take place Monday–Friday, 9:00 a.m. to 5:00 p.m. (excluding federal holidays). During this time, guests may experience construction noise in the area, including sounds from equipment, scaffolding, hammering, drilling, and sawing. We apologize for any inconvenience and appreciate your understanding as we improve the resort Guests with mobility issues are welcome to use our shuttle service for easier transportation between resort amenities. Please note that the property has no elevator access. Housekeeping is available for rentals after four nights. Resort fee will be collected at the time of booking. The resort fee includes: - pool access - internet The restaurant will be closed due to renovations. A USD 50 check in fee plus tax will be due upon arrival and will be collected at the property.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Please inform of your expected arrival time in advance. "Nice location, older property, polite staff"

Location, pool, restaurant was good.

Room smelled very musty on arrival. Had to switch rooms for a night so they could clean the air conditioning. This helped, but still all rooms we were smelled and this wasn’t the case on our condo on the south coast. I think carpet in our primary unit was old and an issue. Staff was helpful and polite but did not offer any support like drink vouchers, discount etc for the large inconvenience.

"Filthy Condo - Don’t stay here"

We stayed in unit 7202. The location was okay - but the beach is a very long 10-15 min uphill/downhill walk. The condo we stayed at was filthy - extremely dirty and the service was awful. There’s no parking near the condo - you can get a golf cart to help deliver your luggage but you must pay $10 for tips every time, in addition to daily parking you are already paying. They also run out of parking spaces every night and suggested for you to use valet parking instead. There’s additional resort fees and check-in fees too.

"Il faut aimer le resort"

Le site est très joli notamment l'espace piscine La proximité avec une petite plage pour le coucher du soleil est top Le supermarché proche permet de s'approvisionner pour manger dans son lodge

Les cottages sont vieillissants, sombre et mal insonorisé Le prix des consommations notamment au café sont assez élevés Un peu éloigné de Hanalei et de la zone des foodtrucks

"Gorgeous views at a large resort"

We stayed in a privately owned ocean-front 3-bedroom unit which was wonderful with a mind-blowing view of Hanalei bay and the surrounding mountains. Nothing but praise for 9101,2,3! The resort itself is beautiful, but it is a little daunting to get around. Two of our party have walking disabilities, so we had to call for a golf-cart anytime we wanted to go to the lobby, restaurant, or beach. The staff were very kind and prompt in helping us this way, but we hated to have to keep asking. The beach is a small but nice one with plenty of shade from a large tree. We used the restrooms and bar nextdoor at 1Hotel, and fortunately our condo had chairs and towels for us. Our only complaint was that the coffee/gift shop was never open during our stay, and the bar/restaurant is only open during the evening and you can't take drinks to the pool area. The pizza restaurant was okay, and in a beautiful large space that I wonder why they don't use for the main restaurant. The "Happy Talk" restaurant/bar is smaller, and while the food was fine, and our server was very nice, the music was SO loud that we could not have any conversation during our meal. The biggest problem though was the very rude young man working the host station. He took several attempts to get our phone number right for the wait list, then we told him we'll be waiting in those chairs 10 feet away. An hour passed with no one else around, and when we finally asked what was going on he said that he had sent us a text but since we didn't answer he took us off the list! I pointed out that there is NO phone service in that lobby area and that we were sitting RIGHT THERE, but he just shrugged and said "oh well". Once we got food it was fine - nothing special, and there are very few choices if you need gluten-free. If you can get one of those premium view rooms, by all means stay at the HBR, but you might want to stock up on supplies so you don't have to leave and come back too often!

"Beautiful resort, just expect to feel ripped off with the parking situation"

Beautifully maintained property, gorgeous views around every corner. It was everything my wife and I wanted.

Between the price of the stay and the additional $50/ day parking fees...there needs to be more parking spots. I didn't get to park within 200 yards of my room not once the entire time I was there. Only down side, I don't know if they need more spots or if they allowed other guests to park multiple vehicles??? Either way this was unacceptable.

"Lots of potential. Some highs and lows."

This was an interesting experience with some highs and lows. The location is great. Very quiet and “neighborhood” vibe with stunning views of the beach. The beach is a short but steep walk, but they have great golf cart service. There are ample tennis and pickle ball courts. We stayed in the building closest to the parking lot and the walk to it was through the service area/garbage can and storage area - which was a turn off. There were other routes, but they took longer, so that was a negative of you are in that 1st building. The pool and hot tub are very nice, but be careful as you walk between the hot tub and the pool area at night as it’s very narrow and I actually slipped and fell into a side fountain area, as I walked between the two, due to poor lighting (I am sure that is fixed by now). The Positive Coffee shop/gift shop is run by Rob and team, who were awesome and helpful and we loved the smashed croissant. The Happy Talk restaurant served great food and drinks and had a lovely singer/dancer which was great. The service to get seated and to get served was fair to poor. Very disorganized and slow. Once we did get the process started, then Wyatt was a good server. We also ate at the new WikiPizza. We got seated quickly, and got our drink order in quickly, but they never came. We then ordered dinner. The dinner came out before the drinks which is annoying. It’s a pizza place and instead we ordered wings - which were average at best. That said …We also got a salad which was awesome!! The beach area is very nice and you share it with the Uber fancy and adjacent 1 Hotel which is an easy walk to have a high end meal/drink. This was cool! So. Some highs and lows. This has the potential to be a 5, but they need to work out a few things. VictorB
