Lovely guesthouse and staff, great location.

Stayed here for a family wedding in August, 2 adults 2 grown up kids, late arrival accommodated, great communication, excellent breakfasts, clean, really warm and friendly staff. Would recommend to anyone, superb location for car park, couldn’t be a better location. True hospitality and a warm welcome.

Very nice en suite room at a decent price for the area. No fancy gimmicks, just a comfortable nights stay with an excellent breakfast included served up by friendly staff.

Situated in the beautiful town of Windermere, a few years from the centre of town. Staff as always friendly, welcoming and endearing, always embraced with open arms upon arrival. Carol, Alex, Gilly and Edel are so lovely and fun. Clean rooms, comfy beds and a hearty cooked English breakfast in the mornings. Always helps make a stay special and with new happy memories.

The best things about our stay was the 2 lovely, cheerful, hardworking ladies who cooked and served breakfast. They were delightful, the breakfast delicious and they clucked around us like mother hens, thank you! The other good thing was that the carpets had clearly been replaced fairly recently. Room 5 in the attic was a disgrace, it felt like a rarely used store room. It was nothing like the picture on their page, no throws or cushions, curtains badly hung at the window which had no nets or blinds to shield from the numerous windows of what appeared to be a block of flats behind. There was no headboard to the bed and the en-suite had an ancient orange mismatched suite with an even older shower that was impossible to control the temperature which went from cold to hot and back again. There was nowhere to place toiletries or loo roll in the bathroom other than on the toilet cistern. The velum window was rotten, 6-8” of vegetation growing all around it on the roof. It would not open at all but as there were with gaps around the edge it didn’t seem to matter. One night there was a heavy downpour and the toiletries and loo roll got wet. The en-suite lino was disgusting, ground in dirt around the edges, it was ripped and bubbled up. We caught our toes on it each time we went in there. Although the carpet seemed fairly new, the doors had not been adjusted so it was v difficult to open or close them. We would not consider having guests in our home staying in a disgusting, shabby room like this, let alone paying guests.We don’t need fancy toiletries and biscuits to be provided, but all guests have the expectation that when paying for a room it should be clean, comfortable, maintained and have properly working facilities. Room 5 was none of these. We met the pleasant owners when we arrived but they were noticeable by their absence thereafter. Whenever we came in, there was no one about to ask anything. There were laminated signs pinned everywhere referring to ‘ the management’ and listing the rules. Access to the dining area was only permitted within a very small timeframe. There was a door with a label saying ‘Lounge’ on it but it was always firmly shut and in darkness. The entrance porch had windows missing and the whole place felt shabby and unkempt other than the dining area which was very pleasant, a feeling enhanced by the 2 lovely ladies. If Room 5 is representative of the other rooms then Green Gables is to be given a wide berth. Breakfast was excellent, but we should have been paid to stay in Room 5, not the other way around! It truly felt that we had been ripped off.

Enjoyed the welcome and the lively, friendly atmosphere at Breakfast. The rooms were clean, albeit quite small, and worked well for our overnight stay. The food at breakfast was also good. Really good value for money in the heart of Windermere and would stay again.

I recently stayed for 1 night immediately after completing the 24 peak challenge. I arrived late but was still given a warm welcome. The room was fine and served my needs. I parked for free across the road, having found a spot . The ladies in the morning were very friendly and the food was great. the only minor issue was the shower...it seemed to have two settings...freeze or scald. apart from this, everything was great and I would return again. thanks

Everyone of the staff was very helpful. The breakfast was first class. We very much enjoyed our stay, the only downside was we only stayed one night! We would love to return in the future. Thanks for a memorable experience. D & A Kendrick

Very friendly welcoming hosts, delicious breakfast. Nice room. I wasn’t aware that free parking wasn’t available before arriving. So had to fork out £11 for overnight parking which wasn’t ideal. The guest house is located close to town, and I was in a front downstairs room, so sadly was kept up late by yobs coming out of the pubs. Perhaps this was not the norm for Windermere, but it was quite the peaceful/relaxing night I had hoped for?
