Great location, friendly staff, thoughtful touches ie. Honesty box snacks etc.

We stayed in Room 9 which is on the top floor - this meant even in the cold of Autumn the room was very warm as the heat rose. The water pressure also wasn’t great. The ceilings were really low and the bed was very uncomfortable. It meant neither of us slept very well which for us is the most important element to a hotel.

The bedroom and bathroom were very small for the price paid and the property very warm. However the room was well equipped and there was a desktop fan in the room. The property was very well decorated and extremely clean. Staff were polite and breakfast was lovely

The bedroom was quite small for the price. I unfortunately had to change my room because my dates changed and this may have resulted in getting a smaller room. It was comfortable but not much room to move about. The hotel also has no reception but you can call staff via phone. This didn't bother me but it might bother other people

Located a 20 min walk from york city centre

Was given a room on the top floor, the room is extremely small and compared to other similar guest houses it was extremely expensive as you are literally paying for a small room. There was NO nice views of York, parking is £10 a day and due to them having limited parking spaces you could end up with a space a few street away which is not helpful when bringing in suitcases. The stairs are relatively small, and as we were on the top floor, it was a hike of 6 flights of stairs to our room, which was exhausting. The bathroom door would either not shut or get stuck when it was so required a bit of force to open. The shower seemed to be stuck on the hot only setting, so you had no choice but to have a really hot shower. Our room was hot all the time despite having the windows left open, which was troublesome when trying to sleep.

Beautiful spacious room for 3 people. The beds were amongst the most comfortable I’ve slept in and l am a regular traveler. Spotlessly clean. Large car park extremely close: £10 per night which is amazing family. The hosts were very accommodating, very helpful and it was a pleasure to stay with you. Thank you Natasha
