"Well positioned to visit Ediburgh and HMY Britannia"

The hotel is in a corner between two roads, but there is no noise during the night. The position make easy move to edimburg center by bus. Breakfast was Scottish and very rich. The staff was always gentle and friendly. Room was large and well cleaned, some staffs were not last generation, but they work fine.

The parking was convenient and bus stops were close. Decent food spots nearby.

We had booked the economy double room, in the photos of this room it appear we would be staying in a separate little building. All of the photos for the room we booked was of this building and the room inside, there were none of the main building rooms. When we arrived we were shown to a room within the main building. This is either very poor advertising or we were lied to. Additionally, the listing stated when I originally booked the hotel that they may charge me before the stay. No big deal I assumed I would be notified of when the hotel wanted the payment for the stay; I wasn’t notified whatsoever and the payment for the hotel was attempted to be charged on my account twice two days before our stay. While it did say I may be charged prior to our stay I assumed I would be notified so I would be able to get the money in place. The fact that I got a bank notification from two declined payments is the only reason I knew and I ended up scrambling around as my stay confirmation was then threatened. I thought this was worth adding as guests should really be notified before payment is taken and I did not appreciate the lack of notification and the fact that my stay was then threatened. The room we did end up staying in was depressing, my boyfriend compared it to a psych ward; everything was white and there was no life to the place at all which made it difficult to sleep in not to mention the heat, on the first night we got back it was unbearable to be in the room due to the heat, we turned the radiator off but the room for the entirety of our stay was always stiffiling; the windows did not open and there was no ac as listed on the appliciences within the property. There was a stain on the bed sheet at the top of the bed and the shower was not clean. While the parking was very appreciated as it is very expensive within the city, the inability to go and come as I pleased with my own vehicle unsettled me as we had to ask to be let in and out of the property.

"Welcoming, friendly & pleasant stay."

Beautiful building and excellent location. Fantastic period features. Carefully prepared rooms, everything provided; Accommodating & pleasant host. We left early one morning before breakfast service; however chilled flasks of milk & orange juice, along with fruit & cereal were left out for us. Much appreciated. The cooked breakfast we had on our first day was exceptional.

"Great location and breakfast!"

Loved the location, warm welcome, fantastic breakfast service and comfy bed. Bus to city centre across the road, 15mins walk along the Water of Leith to the shore which is a fantastic area of restaurants, vintage pubs and history of industry.

Can be a delay to get hot water to the top floor showers (3mins of running the tap). But that is just part of older buildings.
