Nice location. Room are clean. Staff very friendly

The floors in the room had so much humidity that the tile floors were wet and slippery.

Great view from our room of the Atlantic Ocean! Plus, nice touch with the wine-cheese in the lobby.

Bed a little uncomfortable for my preference but ok.

I really don’t like leaving negative reviews, but I feel like future guests – and the owners – should know what this place is like right now. We stayed at Lotus Boutique Inn & Suites. The location is absolutely fantastic: right on the ocean, you walk out and you’re on the beach. The view and access to the ocean are the only reasons I’m giving 3 stars – otherwise this would sadly be a 1-star review. Unfortunately, the condition of the property completely ruins the experience: • Our room was dirty – stains on the walls and door, chipped and cracked areas, and a very worn, corroded door lock. • There was a strong, unpleasant smell in the room that didn’t go away, even after we aired it out. • Common areas and exterior doors are rusty and peeling, the ocean-side wall is crumbling and patched. It feels like the building just hasn’t been taken care of for a long time. After our stay I checked other reviews and realized many guests mention the same problems, so it’s clearly not a one-time issue. To the owners: You’re sitting on an amazing piece of oceanfront real estate. This could be a beautiful, cozy hotel people come back to every year. Please either invest in proper renovation and maintenance and run it as a real boutique hotel, even if that means higher prices, or consider letting someone else take it over who is ready to do that. Right now I can’t honestly recommend staying here, which is a shame, because the potential is huge and the view is truly wonderful.

pet friendly and close to the beach

Location was close to our family. The breakfast was lacking. No pot of coffee, just a vending machine type thing, brown bananas, tiny wrapped muffins and yogurt. We went to Dunkin instead.

The beds were not comfortable…lumpy and made noise every time you turned over.

You could see the beach easily, had fireplace to sit around, and some lounge chairs to sit on.

The pool light was out, couldn’t swim. The staff was barely there at the desk during the day.

tricky door locks

Room is quaint and love the wine & cheese night.

Breakfast was limited to bananas, apples, yogurt, muffins.

Firepit was out of service 4 days after it was suppose to be the season for operation. This was the main reason I selected the inn.
