Magnificent view. Clean and big room with balcony and speechless view everywhere. Very nice people. Definitely will book this hotel again.

We stayed for 4 nights in February and found the hotel to be clean and very friendly. As we were down the hill we used the resident tuk tuk to go up and down the steep hill, it was always available when we needed it. As the hotel is outside Karon ( as reflected in the price) we used tuk tuk to go into town, wasn’t too bad at 50 baht a head. The pool had filter issues the first night but that was addressed and was fine for the rest of our stay. Breakfast was continental supplemented by fresh eggs/omelettes and ham and sausage. All in all perfectly acceptable.

We spent four nights at Baan Karon Hill Phuket and have somewhat mixed feelings. We found the staff friendly and helpful in organising taxis and other services. The view from our room was great, the location excellent if you are fit enough to walk the steep steps down to the beach. However, there were some issues. Rooms close to the street were unsleepably noisy, and overall the rooms were quite run down and had no sound isolation. Breakfast was ok, and sunbeds by the pool overlooking the sea were very nice!

Location is great. Quiet place. A few steps away from the nice beach. Comfy bed. Big balcony with seaview.

The lady at the reception was not friendly at the beginning. Does not really care much about guests. Our communication got better later though. She is actually nice but moody. The other staff (a man) was very friendly and helpful. Hotel is very old. Aircon did not work properly. TV is not working. The door to the balcony not possible to lock. So I was a bit scared to sleep there. Feels not very safe. Also you afraid some insect get into the room. The water provided smell as plastic :(

The website is an utter misrepresentation of this hotel (if you could call it that). The only true thing is the beautiful view. Rude reception, you have to pay cash for all nights upfront. Room - that is another story. If you stay here make sure you have your own transport (which we luckily had) as they are far away from everything. Our room was dark and dingy and smelled of old urine, aircon did not work, no kettle in room, old box TV with no remote, doors do not lock properly. NO phone in room although room service is advertised, no BBQ area as advertised. Pool is not an infinity pool but an old rundown dirty pool. Booked with Breakfast but was not even asked or advised about this at check in so I cannot give any honest feedback on that. 2 small bottles of water in fridge (was at least a nice fridge :-) ). Absolutely no soundproofing in any of the rooms, we could hear when our neighbours opened a packet of crisps. Please do not waste your money or your precious holiday time at this establishment. For those of you who have already booked I only hope you read my review as it is honest and real and that it helps you. Oh yes, cleaning staff and tuk tuk driver were very friendly :-)

I was here 13 years ago and then it was already rundown. Thought after 13 years some improvements would have been incorporated but no, nothing changed. Advertising has not even been amended. Let's start at check in, staff not friendly or helpful. Room not particularly clean. Infinity pool is just a dirty pool. BBQ facilities advertised non existent. No phone in the room even though room service is advertised. Doors don't lock or open properly. Box tv with no remote. Facilities dated. Book with breakfast with no mention and guidance about breakfast. Aircon does not work. I can go on and on but they are riding on the view as that is flawless but false advertising is a huge issue. Don't let the photos and promises on the website fool you. Definably do not waist your money and save yourself disappointment, especially travelling from far. Please don't encourage this place to rip off and disappoint more people.

The view was great.

No water in our room, very steep drive way. Room was absolute disappointment. Slept only one night, paid for two. Very basic facilities in the room, bathroom terrible.
