Beautiful, comfortable accommodation

Spacious top floor room, very comfortable beds, accommodating my request for a late breakfast on one of the days as I was due to do a balloon ride early morning, ample and easily accessible parking space to the back of the property

To my and my family's dismay, the negatives far outweighed the positives: 1. Staircase leading up to our room on the top floor is extremely narrow, with the stairs themselves only accommodating half my shoe (size 8). Hauling luggage up was nightmarish (not to mention dangerous); getting luggage down slightly less so. 2. For every singe request (e.g. to pick up extra toiletries, towels etc.), we had to trudge all the way down to the ground floor and go back all the way up. There are no intercom facilities, and on one of the evenings, three of my calls to the hotel went unanswered (twice to the hotel's landline number; once to the proprietor's mobile number) 3. Cleaning / housekeeping was an absolute shambles. There was ample evidence of our room not having been hoovered even once during our 4-night stay. On one occasion, it was evident that bath towels we had discarded on the floor of the bath expecting them to be replaced, had simply been picked up by housekeeping staff, folded away, and hung back on the towel rail. There was no apology offered by the proprietor when we reported this - she simply asked us to come down 5 minutes later to pick up a fresh set of towels. 4. The waitress who took our breakfast orders on two of the four mornings was not only always frazzled and harried, but was visibly irked on one occasion when we took slightly long to settle on the number of slices of bread we wanted. On another occasion, when I asked for some additional toasted bread, she pointed out the slices that were already on the griddle on our table, enquiring "Is this not enough for you?". 5. The curtains in the room are extremely light and flimsy, with there being no way to block out the sunlight. All in all, the property is nowhere near worth a 4-star rating in my and my family's opinion - it is at best a 3-star B&B, with no real hospitality to speak of, and facilities that are a far cry from what one would expect for the price.

This is a stand out B&B with a beautiful modern bathroom with a huge shower (which is often hard to find), comfortable beds and wonderful breakfast. The location is also ideal being situated a mere 15-20mins from the centre of York and across the road from beautiful gardens that were ideal for walking our dog. We loved our stay here and only wish we stayed longer! It’s also great value for money

The breakfast was lovely and piping hot. The room was spotlessly clean and the bed was very comfy. The building itself was gorgeous and the location was perfect. It only took about 20 minutes to walk into the city.

Room was spotless and very grand 4 poster bed the decor is dated but in a classical way. Service for breakfast was superb and our dog was made to feel very welcome
