Breakfast was great. Location was great.

Room was small.

The breakfast was amazing and the location was perfect, providing access to all the usual suspects in Brighton, the pier, the laines and many pubs & restaurants.

Whilst parking can be an issue, this was maðe easier after Richard provided a scratch card and explained where to park.

Great range of breakfast options. All freshly cooked.

Centrally located to explore Brighton. Spotlessly clean and super warm and friendly hosts!

The location was excellent. The sea at one end and a busy road full of food shops, cafes and restaurants. We ate there both nights after recommendations from the Richard and Simon who own the hotel and are the wonderful hosts. The room is so spacious, loads of wardrobe space and hangers, an iron, 2 fans, one a Dyson, a fan heater, extra bedding, hair dryer and magnifying mirror. There is also lots of drawer space. The beds are very comfortable. the road was not noisy, only a couple of times in the early morning, but not for very long and ear plugs are there if you needed them .There is a settee and small flat screen TV, not a smart TV, but it has a DVD in it and there are DVDs to use and accessible at all times. There is a small table with two chairs, bedside cabinets with a clock and touch lamps. A full sized mirror in the bedroom is what every hotel should have. The fridge has complimentary water and there are even small bars of various chocolate bars by the kettle with coffee and tea. The bathroom IS small and it was difficult to dry towels as the towel rail was not on very much, which meant we had to change our towels (lovely white and fluffy!) both days which we wouldn't normally have done, but it was a "luxury" I rather enjoyed. A hot well pressured shower, shower cap provided along with shower/hair product, body lotion and conditioner. The breakfasts were fantastic. Yogurts, cereal, a small but excellent choice of breakfasts, orange juice, alternative milks. Good, endless, coffee in cafetieres too. It really was probably the best B & B we have ever stayed in and although a bit above our usual budget, we will save the pennies for next time we decide to visit Brighton!

The heating could have come on a little more (and the towel rail), but we topped it up with the fan heater.

The welcome, the location, the clean and well set building. Wonderful breakfast.

We are returners to Brighton wave so say no more! Great location for all the to sees in Brighton. Shame about the weather lol. Breakfast was excellent freshly cooked pancakes what more could a girl ask for! Room was clean but be aware its snug. Comfortable bed. Great hosts.

Parking always an issue in Brightin great to be able to purchase a permit but we had to park a long way away from hotel. Room a little warm for us. Got to be reasonably fit as 6 flights of stairs to room but we knew as stayed before.
