Fantastic view with being right on the lake.

The place was covered in spider webs. Outside BBQ and tables were not usable. No upkeep has been done.

"Lazy and Greedy Owners Unsafe Playground Leaf ridden Pool,"

Air con, clean room

Unit was clean however required maintenance. Blown lightbulb, no smoke alarm, no extractor fans above stove, stove elements were unbalanced. Beds were adequate.

"Not the best place to stay"

The room was comfortable.

The Motel is looking very tired. The cleaning is very poor large cobwebs everywhere. Every morning we were greeted by Ants stayed for 5 nights and the Indoor and Outdoor Spa never worked when we were there. The heated pool was cold.. It takes a good 10 minutes to get into Town.

It was a good location for exploring around Rotarua even though it was not in the centre of town. It is a lovely lakeside position. The room was clean despite needing some updating.

Next to the lake

Didn’t match the photos, booked for 5, only 3 towels, needed extra sheet and blanket for pull out bed, couldn’t get a hold of staff (8pm), pull out sofa had old chocolate stuck inside, bugs in the vanity basin, outside (road side) had piles of rubbish, lawns unkept.
