Bahia Principe Luxury Sian Ka'an - Adults Only - All Inclusive

Hotel definitely not 5* the rooms are very tired and in need of refurbishing. The room smelt damp and musty very cold. The room was cleaned daily and I cannot fault the housekeeping. The food was really good and something for everybody, my only complaint being the food was not always hot enough. The staff in this hotel are definitely 5* and are so helpful and pleasant in every area. My other concern was in the Cenote restaurant, please put the ice cream cones in a machine so people don’t have to handle them, I watched people come straight out of the toilet and handle them (just an observation) which put me off having the delicious ice cream. Sometimes getting the trolly to the other hotels was a bit chaotic. All in all we had a good holiday but I will put that down to the wonderful staff who are definitely 5* and go the extra mile in everything they do.

We have vacationed at the Bahia Principe for 10 years and this was the best experience of all of them. We stayed at the adult only Sian Kaan section, which has a very friendly cozy hip vibe. We had a daily regiment of yoga, water aerobics, and beach walks. The food at the speciality restaurants at Sian Kaan were exceptional. The Alux (French) & Mako (Asian) were my favorites. We also loved Frutos (seafood) & Dolche Vita (Italian) at the Akumal section of the resort. There were many other speciality restaurants that were also very good including MikadoTapinaki What makes this hotel so special is that it has 5 different sections that you can visit by their free trams that run throughout the resort. However you need to stay at the luxury / adult only sections to visit all of them. The Akumal, Grand Tulum, and Coba sections are great for families and have a kiddie pool park area and activities for children. Between the many pools and beautiful beach areas there is much to do for all. Out trip was also fabulous due to the wonderful staff who made a special effort to make our trip very special including: Ignacio Cano Eduardo Fernando Alex Enrique Julio Lizbeth Camila Carmen

Just returned home from a week at Sian Ka’an, and where do I even start? This was our first stay, and after booking and reading some of the reviews, I’ll admit I had a few concerns that maybe we had made a mistake. We’ve stayed all along the Mayan Riviera over the past 10 years—always at adults-only resorts—and honestly, we’ve never had a bad experience. If you’ve been to Mexico before, you know the star ratings can be misleading and you need to manage expectations. That’s what initially worried me. I’m happy to say those worries were completely unfounded. Our stay was phenomenal on all fronts, even with a total fluke catastrophe halfway through the week. To start, we’re hikers, so being able to walk between the sister resorts and use all the facilities was incredible. It felt like a new trip every day. We logged just over 100 km in 7 days and thoroughly enjoyed every step. For anyone who isn’t a big walker, there are nonstop trolleys running between resorts. They’re efficient, reliable, and the staff operating them are top-notch. Service across the board was outstanding—from grabbing a coffee, to breakfast at the buffet, to dinner at the à la cartes. It honestly seemed to get better as the week went on, with the same high level of service no matter which resort we were at. We started every morning at the Sian Ka’an buffet, where Suemi and Jaunna took care of us daily. They were courteous, professional, and welcoming in every way. Our favorite à la carte restaurants were Kuuk and Gaian at Katok—fantastic food, great service, and wonderful people. We also used the spa twice for massages and had the same two therapists both times. It was an excellent experience. Brenda was amazing, and while I can’t remember the other therapist’s name, she was equally great. The only issue we encountered was a complete fluke. We returned to our ground-floor room one afternoon to find it flooded due to a ruptured pipe under the tile. By the time we reached the lobby to report it, the staff were already aware, had a new room ready, and moved us quickly and seamlessly. The Sian Ka’an team handled the situation perfectly. Our experience was so positive that while sitting at breakfast on the fourth day, we saw a deal for April and booked another week while we were still there—that says it all. Yes, some parts of the resort are a bit dated, but that’s also part of its charm. With a PGA golf course next door, access to four other resorts, and truly world-class service, Sian Ka’an is the perfect place for a week-long getaway and reset. A big thank you to everyone at Sian Ka’an and the sister resorts—we can’t wait to be back.

Sian Ka’an is exceptional. Upon arrival we were greeted by Isabelle who sat with us and immediately helped us make informed choices...including our "a la carte" options. Sian Ka'an has a lively lobby, open theatre with nightly events, an exquisite French restaurant--Alux (I didn't have time to try their Japanese one--Maiko) and a buffet with an elaborate range of choice. It is one of several linked resorts at Bahia Principe Grand Tulum, offering the best of both worlds; a resort with the feel of a jungle forest, 5-star service, with rapid access by trolley to the other resorts (our room was terrific… see hut below). Bring your snorkelling mask, Akumal resort has unbelievably good corals and variety of fish and sea life (to the left of the beach bar). Of all the resort restaurants at Bahia, Katok grill sttod out as one of our favourites alongside Alux. Alexandre and Eric offered an excellent service and the steaks were perfect! Definitely plan a day trip to Chichen Itza. Use Cancun Adventures private tour (booked through Amstar on the resort for 170usd .) “David” was our guide; very knowledgeable, professional and friendly. By the way… I was kidding about the Mayan hut. Our room was excellent and very well maintained .

First off the staff here are amazing ! This will be my only positive thing to say about this resort. We arrived around 4:30pm, we checked in and were offered a welcome drink. It was Awful !! all we could taste was Aspartame. We went to our room, and we were instantly hit with the mold/musty smell. We wanted a shower, but had no hot water. ( this went on for 3 days) We constantly had to call about our hot water. the food is mediocre. We ate at the buffet for the 3 days we ate there because we could not get a reservation at the restaurants. Our only good meal at the Buffet was on the Friday night ( it was seafood night, however the drinks at the buffet all tasted like aspartame). Saturday night at the buffet was "Mexican " night, we were hopeful that dinner would be great,. Boy were we disappointed. We were supposed to be at this resort for the week, but thankfully I booked a tour at SECRETS Akumal ! We Fell in love !! We ended up leaving Bahia Principe Sian Ka' an and stayed at Secrets for the remainder of our trip ! Save you money and go to SECRETS ! They have the best food and FANTASTIC drinks !!

We travelled as a family from December 14 to 21, 2025. We ended up having an extra person join us, so we were a group of 5. I'll start by saying this is our 3rd time to this Bahia over 20 years or so. We stayed at Tulum first and then Coba 2 years ago, and Sian Ka'an this time. Food/Restaurants It was nice being part of the luxury section which gave us unlimited a la carte dining. The only issue with that was that the a la cartes can be booked through the app up to 14 days in advance. We were quite busy and completely forgot to book until 10 days in advance. We were able to book for every night, but the earliest we could get a table was 9pm with the majority being at 9:30pm. That was disappointing. Our first night was the Italian restaurant and we arrived on time for our reservation. We had trouble trying to add the extra person to our reservations via the app, so figured we would try our luck at the restaurant. No luck whatsoever. Even though there were plenty of empty tables, they flat our refused to add one chair to our reservation for 4. Not a great way to start the trip. The next morning we thought it would be a good idea to try and sort out the reservations for the rest of the week. The lovely lady (whose name I have sadly forgotten) was amazing and added our fifth person for the remainder of our reservations. We ate breakfast at Sian Ka'an every morning and enjoyed our servers and the food there. Lunch was usually at a different resort as we tried to experience different places every day. We did snack at La Casita often because we really enjoyed the pool in the Tequila section. The meal Alux was unreal. Great service and we all thoroughly enjoyed each course. We also really enjoyed the Smoked restaurant. Again, great service and the food was excellent. A great addition to the resort was the outdoor Chido bar at the Tequila lobby. Rooms: They were dated but clean. Our room didn't really have any hot water all week which was unpleasant to try and have a shower. We used one of the other rooms on a couple of occasions. The Sian Ka'an section is really quite beautiful with all of the vegetation. Shuttles: These were usually good, but once in a while we would have to wait 20 minutes or more to get a shuttle back to Sian Ka'an from the other lobbies. What made this even more annoying were the people that would show up at the last minute and just jump on the shuttle, ignoring those that had been waiting. This resulted in a couple of shuttles filling up and us having to wait another 10-15 minutes. Come on people!! Show some respect and decency!! Shout outs: There was a lot of great service throughout the week and unfortunately I forgot to keep track of their names and can only remember a couple. Roque and Carlos from Alux! Cesar from Chido bar! Overall, I'd say we would visit again, but would likely stay in another section because of the unfortunate shuttle issues trying to get back and forth to Sian Ka'an. If you weren't going to leave Sian Ka'an often, you would likely have a great time there. We did see one or two shows at Sian Ka'an and they were quite good. (I'm not much for the shows usually)

We visited the Baja Principe December 20 to December 27 it was an excellent trip with no complaints about the resort or the staff everybody spoke reasonably good English Gluten-free I am celiac therefore gluten-free is an important part of my trip. We visited many restaurants on the property and had no issues. Everybody was well educated and very accommodated strongly recommend. The 24 hour café is a big bonus. We didn’t go on a daily basis, but we did go there a couple of times in the evening for a late snack or coffee. Thanks so much for a great trip Ed and Divina

When staying at Sian Kaan you can use all the other hotels, Akumal (beach front) Tequila, Tulum (beach front) and Coba. Golf carts transport you between each hotel. Soan Kaan is a great base, ideally for quieter guests. Sian Kaan and Tequila are adult only. If beach front is what you are looking for then I suggest staying Akumal or Tulum. All are great hotels. The service and facilities are 5star, rooms are tired, but adequate. I will definitely go back to this hotel.

We previously visited the hotel in 2016 and 2018 and decided on a return visit. Glad we did, we loved it. Our first jacuzzi suite was way too dark. Contacted reception and two days later were relocated to a much brighter suite. Perfect. The hotel is very peaceful and has a lovely feel to it. Our room was always perfectly clean. Breakfast was great. A huge choice of food and a great fruit selection. Mirian and the team looked after us beautifully most days and had such a welcoming smile. A real asset to the hotel. We ate once in the buffet on a rainy day and it was excellent. We ate at Alux, Ku’uk, Don Pablo, Le Gourmet and some of the other restaurants, although our favourite dinners were are Le Gourmet, Alux and Ku’uk. The drinks are good but not as good as they were in 2016, however I do think it is better than it was in 2018. You can still get most premium brands. Xmas Eve on the beach was great fun. Santa skydiving was a treat. This was followed by the most beautiful dinner in Alux that night. The pools and all of the resort were exceptionally clean and the staff work very hard. The resort is much bigger than our last trip and I have to say the trolley service is a lot bumpier between resorts due to the speed bumps, however it was great seeing the various wildlife. The staff really make this place. A big thank you to the great Armando and the lovely Isabel and the rest of the Guest Relations and reception team. So very helpful. Also, the lobby bar staff who worked tirelessly. Hopefully we will return in December 2026.
