Comfortable and friendly

The room was very big and clean. I work in the hospitality industry, therefore even when I'm in holiday I can spot if something is not done right. But the room and the bathroom were very clean, our host, Eamon, checked on us after we checked in. We enjoyed the breakfast as well.

Period property with lots of original features. Large rooms. Beds were a bit rickety and the double in our room definitely needed a new mattress as it wasn't very comfortable.

Very friendly. Room clean. Within reasonable walking distance from city centre and good bus connection.

Very friendly and helpful staff, rooms are of good size and clean. Breakfast is well laid out with full cooked breakfast offered, which was very good. Bus stop is about 50 yards away with almost all buses from the stop going into the centre of Edinburgh, about a 10 minute journey. Would stay here again if going to Edinburgh.

the location was a bit far from the tourist area. The room was comfortable. The bathroom was quite small though. The room would benefit from some thought to travellers needing space for luggage etc. there was no table for the kettle and cups etc. or space to put luggage. Breakfast was good. Hosts were friendly and helpful.
