Fab stay. Couldn't ask for more. Assisted with a parking space, great help at check in. Spotlessly clean. Great sea view from balcony. And..... What fab cakes!!! Katie and Rich were just excellent hosts. Will be returning next year.

The owners were very welcoming from arrival, the room was spotless when we arrived and had tea,coffee &hot chocolate. Along with fresh milk being provided and 2 bottles of water in a mini fridge. Katie also makes cakes/cookies for her guests which are incredible! We enjoyed our stay and would definitely stay again. Definitely 5* from us!

Absolutely perfect! Excellent location, very comfortable room, gorgeous view from the balcony, wonderful hosts!

The room was comfortable and the tea-making facilities were excellent. The owners were very friendly and helpful. The afternoon cake and additional breakfast options were very - continental style that catered very for gluten free was much appreciated. The location is excellent right next to the promenade.

No problems. The mini fridge was a little loud over night but it is nice to have fresh milk.

Katie & Rich were so lovely! They helped us with our luggage and were extremely welcoming. Katie made fresh cakes each day, she’s a fantastic baker!! Great value for money with everything we needed for a great few days away. The room was spotless and the accommodation was very homely. There was a hairdryer, fan, mini fridge, tea & coffee making facilities with milk, toiletries and biscuits in the room too. A larger fridge downstairs to store additional items with additional tea & coffee making facilities. An assortment of umbrellas (which came in very handy) and a good shelf of books! Great location on the seafront.

Great location opposite the beach, 🏖️ bus stop right outside, Katie and Rich lovely couple very knowledgeable about the area and very helpful - Katie makes amazing cakes too

It's a bit of a walk to main shopping area - fine in 🌞 summer but when it's wet not so good

Our room (6) had a fantastic view overlooking the sea, a balcony with a bistro table and chairs which would have been perfect to use in warmer weather, however not for us on this occasion ( Mid October). The guest house was ideally situated,not too far to walk into central Eastbourne and a good base if you wanted to travel further out. Kate and Rich have made this place welcoming from your arrival until you leave. It is clean, has all the amenities you would need for your stay ie toiletries,hairdryer,kettle and sachets of assorted drinks and even a small fridge with water and fresh milk,and the comfiest bed. They also do a continental style breakfast which you could order the day before,although we didn't use this facility. Kate bakes cakes and cookies etc which you can help yourselves to,they were so good.We were able to park with no issues on a side road ,although that may differ in high season. We had a 2 night get away and were able to relax,have a good walk around and enjoy the sea air.

There was nothing we didn't like.

Breakfast was light - croissant,fruit,hot drinks costs£7.50, but you can nip to the sainsburys 2 roads behind and get your own to eat on the sea front

Absolutely nothing…we even squeezed in an extra night we liked it so much
