Rockvale House

What a great find in such a beautiful part of the Devon coast. Such a wonderful surprise the towns of Lynton and Lynmouth were. Ness and Phil made it such a wonderful stay. The breakfasts were so delicious and catered for allergies with no issues at all. Thank you.

A wonderful stay with really kind hosts! The breakfast is lovely. The view from the common areas is beautiful. We stayed in a cosy room on the 2nd floor, neat and sweet. The location of the house is 3 minutes away from the cliff railway and the whole town is at your doorstep. Oh, and the parking is spacious. I can certainly recommend staying at Rockvale, and we'll be glad to come back when in the area 😌

Phil and Ness run a spotless guest house with great attention to detail, there breakfast was superb and plenty of it, nothing was too much trouble, thank you both for a wonderful 4 night break 😀

Nothing it was faultless

Everything was perfect: central location with a beautiful view, available also from one of their shared living rooms, beautiful house, a warm guest house's atmosphere thanks to the lovely couple of hosts, Ness and Phil, who really know how to welcome their guests. The breakfast was delicious and homemade. Thank you again.

Phil and Ness were perfect hosts: welcoming, friendly, helpful and with a good sense of humour. The location was perfect for our needs, close to a few cafes and restaurants, but up a side road which was very quiet. Our room had a super king bed which was very comfortable and a bath with shower over which was appreciated after a long walk. The breakfasts were very filling and cooked beautifully to order. We were able to come and go easily and enjoy sitting outside on the sunniest day. We loved having fresh milk for our tea and the use of a fridge on the landing.

The water pressure for the shower was a little temperamental, but it’s an old house and was full during our stay.

A lovely place to stay. Breakfast is fabulous and the hosts are fantastic. We felt genuinely welcomed and were extremely well looked after. In fact, we’re returning next year.

We thoroughly enjoyed our relaxing stay at Rockvale House. We were greeted with genuine warmth by Phil on our arrival and were impressed with the quality of our accommodation and the extensive facilities provided. Our room was very clean, the bed extremely comfortable and the breakfast provided by Ness beautifully presented and delicious. We would highly recommend Rockvale House to anyone visiting Lynton- you won't be disappointed!

I had a wonderful stay with my sister in law. The hosts Phil and Ness really make you feel welcome and we loved the banter between them at breakfast time. The breakfast was excellent with a good choice and a lot of the food home made by Ness. A cafeteria of fresh coffee was provided which was nice. It was nice to have the food brought to the table instead of having to keep getting up and down to serve yourself from a buffet. You were always offered more if you wanted it. Nothing was too much trouble. Everything has been thought of to make our stay comfortable. Tea and coffee facilities in the room with jugs of milk kept in fridge on the landing which was handy for our bottle of wine too. Daily biscuits, bottled water and a chocolate too. Everywhere was spotless and the beds were very comfy and outside it was easy to park. There was a pleasant bar and sitting room we could use and seating outside. The location was perfect with easy access to Lynton and for walking. We wouldn't hesitate to stay again or recommend to others. Thank you Phil and Ness for making us feel so welcome. You've got it spot on!

Our room had quite a small shower area, but it was fine for us as we're not very big and there was plenty of hot water. The plumbing could be noisy at times, but it didn't interrupt our sleep or spoil our time there. Rockvale House is a really nice place to stay!

Host and breakfast were great

Room #6, best for shorter persons. The ceiling height is very angular and needing to walk out in the hallway to use a shower was very inconvenient
