Tired and needing refurbishment TV didn't work. Room was cold

A bit tired as far as furnishings concerned, clean tho and pleasant hosts.

If you like an old property with low beams and floors a bit wonky I recommend this old coaching inn You will get the warmest welcome from the lovely hosts Lovely food and comfy beds Rooms are spotless well worth a visit

Like the homeliness and the friendliness. The property is old which represents all sorts of challenges- we call it character and have visited numerous occasions and never been disappointed. Thanks to Nicky and Phil

delightfully old with lots of History. In need of attention to detail eg. Light on steps up to bathroom,updating of bath panel. Window pane needs to be renewed.

Staff lovely, bed comfortable, towels really clean and white. Bathroom door would not fasten properly and blind in bedroom needed some repair.

Amazing weekend, our room was beautiful and cosy. The owners were very pleasant and the breakfast was lovely :) great value for money, would highly recommend and would stay again.

The Exeter is a very cosy retreat with lovely , welcoming staff. Delicious breakfast. This very old pub was just perfect for my visit to Modbury and you step outside into Modbury's street of appealing independent shops. There is also a lovely garden at the back of the pub.
