"Superb"

I loved the house and the neighborhood. All of it was so beautiful. Right in the "backyard" is a nature walk so perfect if you love that. The futon was super confortable and the bed sheet extremely soft.

It is a bit further from the center city, and its definitely a place you would like to spend more time in rather than just sleep. So if your plans are mostly in center Kyoto its not the best decision, but if you plan a nice nature relax day then its perfect! I just wish I had done that. Also not the property fault but as you share the house with others you might be woken up as you tend to hear every footstep.

Nice kitchen/common space in quiet location. Decent sized Japanese style room with modern bathrooms. The residential neighborhood is quite pleasant and has some, but not many restaurants, supermarkets, etc.

The hotel is up a steep hill and rather far from the station. Not the most convenient location if sightseeing in Kyoto is your priority. Some of the shoji were broken.

Stayed here for three weeks, part work part leisure. In those three weeks I didn't see the manager, only the cleaning staff. Communication was via whatsapp but as a result I also had to now and then welcome guests which was a bit awkward (since I worked during the day in the kitchen). The room was sufficient, but note that this is a traditional ryokan and the walls are THIN. The location is conveniently close to a metro station, but if you have heavy luggage, it is a 10 min. walk uphill.

Was very clean and the owner is very responsive via WhatsApp. In a nice quiet neighborhood.

Staff could have been present to interact with. Wifi did not work. If you’re visiting Kyoto, this is a bit out of the city center. Amenities listed on the booking.com website are not accurate. We did not actually have any sort of view of the mountain.

the room was traditional tatami mat.

the walls were very thin, other guests were particularly loud + nosy, "garden view" was a generous description for looking at the exterior ac unit and a house under construction across the street

"This ryokan was a lovely little place to stay for a week and I enjoyed my time very much."

The property was very quiet and peaceful, set in a beautiful neighborhood.

It could be a little difficult to get to by taxi or on foot to carry luggage up the hill.

"Avoid at any cost"

Nothing really. Yes, the hot water was ok 3 out of the 5 days.

The place is fake... I have lived and travelled in Japan for 51 (yes, fifty one) years, and this is the worse place I have ever stayed at. A cheap house, run by a Taiwanese woman who is not at all interested in the guests. Cheating (where are my daily coupons of 2.000 yen arranged for by Japan Tourist Org.), kept by the Taiwan owner... Internet worked - after having nagged about it for some 24 hours... and then, 3 days later was out of service again. A spy camera detected in one of the rooms, no license shown to operate a "hotel business", kitchen stove out of function... bring your own pillow-cases... A great way to destroy a stay in Kyoto - check in here! Avoid this scam and do not pay the roughly 10.000 yen a night... the place is worth maximum 2.000 a night. Also, shame on you Booking.com having this place in your realm. It it obvious that one ought to be VERY careful with places on your list.
