1. The online manager’s responses regarding check-in and invoice matters were quick, efficient, and polite. I truly appreciated their professionalism and work ethic. Initially, I overlooked the message about submitting additional information beforehand, which caused some concern. However, the manager responded promptly, allowing me to check in smoothly. 2. The location is average, but its proximity to Nishijin’s walking street made it convenient for enjoyable strolls. 3. Working electricity, running water, hot water and working air conditioner.

For context, my previous business trip booking was mistakenly canceled, and I had to rebook with limited options. This property was not my first choice, but rather an emergency alternative. 1. The location is not too far from the station, but the building is hard to identify as there is no visible signage. 2. For some reason, I couldn’t pin the location accurately on Google Maps and ended up getting lost. When I called the property manager for help, they were surprisingly rude. I asked for the GPS location, but they refused to assist and even hung up on me. This experience left me upset, especially as I was stranded on an unfamiliar street in heavy rain. I wonder if I unintentionally used impolite Japanese, which may have offended the manager and led to them raising their voice. On my second call, I was very careful to be polite, and the manager seemed more cooperative. Eventually, they sent me the location, but only after I had already checked in. 3. While I am not a particularly picky person, I was shocked to find used toothbrushes, hair on the mattresses, a shaky ladder to the top bunk (which I avoided using), laundry detergent with stray hairs in it, and a dusty kitchen area. The room is essentially a standard one-room apartment, but everything felt quite worn and poorly maintained. The hot tub is standard for Japan, but it might come as a surprise to international guests unfamiliar with it. 4. There were numerous signs and notices online and inside the facility written in a passive-aggressive tone. It gave the impression that the management might dislike their work. 5. Most of the amenities and furniture were heavily worn and showed significant damage.

This one room apartment is well located 7 mins walk to Nishijin underground station. Quiet neighbourhood. Hot shower with a strong water flow.

The apartment was not clean enough. Quite dusty and kitchen area was grubby. My request for a coffee mug and drinking glass was denied!! First the host said there are drinking glasses on table, which there was not. Next he said look under the sink: non to be found... His last message said I should buy paper cups from the convenience store!!! This is extremely lame/lazy and just poor hosting/unit management. There was a newish looking kettle to heat water but not one single vessel to drink from!! The bed was very uncomfortable. I added an extra layer of thin mattress found on upper bunk which made it bearable. A really low quality level due to lack of attention from the host/manager. Room for much improvent.

Its location

It was not clean, bed bugs all over the bed/ comforter. We were all scratching our backs. Place was too tiny. It says, can accommodate 3 pax. But it won’t.

Close to station and convenient shop.

Cleaning is really an issue. The bed on the floor is dirty. There are cockroaches and spiders in the room!

We added one more person after the initial booking and the owner was very flexible. The room was a bit crowded for the four of us but we made it work. The bed and the futons were comfortable. The place is in a nice neighbourhood.

The sink area was a bit dirty.
