Room no. 3. Very small. Staff helpful and friendly. Parking managed by JustPark app. Buzz bingo Brighton car park.

Photos of hotel on website are very out dated. Toilet was broken, skin had no tap handle so was impossible to use. Dust everywhere, and trees growing into the window.

The check in was a dreadful experience. I called the mobile number to ask for local parking as there was nobody in the hotel, The parking was around 10 minutes away at Buzz Bingo, for £18.50 for 24hrs. I then called upon returning to the hotel where still nobody was available to check-in with but fortunately the front door was wide open. Calling repeatedly due to numerous no answers (it calls the phone on the desk i could have answered myself, before failing over to a different phone) I was told check in is from 3.30pm when we finally got an answer. They then insisted because i hadn't checked in "online" that i wouldn't be able to take the room. Their online system fails when trying to upload ID btw. I then asked if i could get into the room, and i'd email them. No, not possible because of our possible. I was borderline walking away so i eventually got the code for room 2 key store, which issued me the key to the grotty, tired room. But it was better than the entrance and corridor led us to expect. Cracked windows, mould tiles, dusty showerhead, paint on the windows, broken window handles, slamming doors, bedside lights for show only as don't work. All in all, a dreadful hotel that I would suggest everybody spends a little more money on to stay away from. And it was £102 as well. No breakfast, late(ish) check in only, no parking close by.

Way overpriced (£325.79 Fri/Sat) for the room, no 3, we were in and nothing like the photos. In fact their photos show the room we were in as a "single"??? The room was overlooking the back and noisy outside until 4.30am and is quite small. It is in an excellent position. Pub just down the road. Close to the beach and about a 10 minute walk to the centre. The staff were really friendly and helpful. I was disappointed and wouldn't stay there again.

Property was everything I needed. Clean, friendly staff, easy check in. First night I was perfectly content. Second night, noisy guests in another room disturbed me - but can't blame the venue for that.

Very friendly and welcoming host was pretty much the only good thing about our stay. She was very helpful in difficult circumstances. Room had recently been redecorated, but still looked tired. The floor was uneven. Mattress was memory foam that was very very soft and set into the shape of previous occupants. Nearest and cheapest parking was 10 minutes walk and £18.40 for the night. 1 night inBrighton was enough for us.

We had a wonderful stay, perfect location, clean stylish rooms and lovely staff! Was exactly what we needed after a great night out.

Overall experience was ok not the best. Bathroom was too small. And inconvenient to park and parking is over priced. Room was very standard not the greatest.

Really clean room. Very friendly and helpful staff. Great location as well- overall really enjoyed our stay.
