convenient for me and very quiet. pretty property

Could not get the TV to work and the outlet for the hairdryer near the sink did not work

The location was lovely-- it was nestled between farms not far outside of the the main street of Purcellville. There was a patio in the garden and a porch out front.

It was advertised as a bed & breakfast, but there was no breakfast offered,,, We would have gone with a regular hotel which would have been cheaper and offered more privacy. The host was difficult to reach and was not responsive to our messages inquiring about check-in. She also did not provide any information on check out process. In addition to not having breakfast, we were charged extra upon arrival for a king sized bed. The description in the listing was not clear to the fact that we'd have a shared bathroom. it was clean and wasn't necessarily a problem, but it would have been nice to know in advance. Similarly it would have been helpful to know that there would be no breakfast, but that we would have access to the kitchen as we would have brought our own food.

Beds were comfortable; pet friendly; plenty of towels. Lana was friendly and helpful.

We would have liked more coffee....there were only a couple pods of coffee in the kitchen. More variety for continental breakfast. Our door was very noisy and may have awoken others since we got in late and were up early.

The house was kept very clean and in a ver quiet area. The room was big and comfortable.

There was no indication on their website or in the booking.com description that the bathroom was down the hall and could be shared with other guests. You also need to know that if you plan to use the TV in your room you will need to have accounts on streaming platforms since it is a Roku TV.

The house is lovely with a lot of charm. The grounds were well maintained and very attractive. The driveway was a bit long making the house a bit difficult to find.

Other guests were easily heard- there conversation and doors closing loudly at 1-3 am making it not a good nights sleep.
