"Great spacious house in a fab location."

10.0

The house is beautifully presented, tucked away in a gated cul-de-sac with easy transport links to Birmingham centre.

Nothing here really.

Quiet secure location. Clean and well equipped property with plenty of space.

Gaps in the garden fence felt a little insecure and not child friendly.

"Nice place...not nice owners. Avoid. "

House was good. Well laid out rooms, good space and well kitted out. Was exactly what we needed for a 40somethings friends weekend away. House is clean and decor is fine, although does look like someone has ram raided Dunelm and then scattergunned it all over. Quite a lot of peeling wallpaper and tired wall art. We enjoyed the stay and then the owner decided to try and scam us out of our deposit for a "broken chair". A chair which wasn't even there. Its in the advertised photos but we never saw it and was in a very prominent position. We raised this with them and the photos they sent (no date stamps), its clear its a broken chair (probably stored in the garage), that they have rolled out, put up (in the before picture the legs are all bent and so you can't have sat on it), then done an after picture where its in pieces. We called them on it and asked them to confirm refund of our deposit. 8 hrs of silence. Then said if we didn’t get confirmation of deposit return, we would contact Hotels.com, my credit card company and leave them a bad review. They said they didn’t like being "threatened", but that the legs on the chair looked "weak". Back tracking. Said they would "give us their decision" the next day. Never heard. The 7 day hold on my card expired and deposit was released. They are a property agent. Says a lot. Avoid at all costs.

"Birmingham stay_ Summer stay 2025"

7.0

The location presents a significant advantage, offering a secure environment with convenient access to halal establishments and Middle Eastern culinary options. Furthermore, the house's spacious layout and proximity to a garden enhance its appeal.

Upon entering the residence, I observed a lack of cleanliness and maintenance, including instances of cobwebs and apparent disrepair. Despite the hospitality team's prior communication regarding my arrival time to facilitate cleaning, the condition of the property was unsatisfactory. Furthermore, I encountered a significant issue when the ceiling began to leak hot water. My children expressed concerns about their safety and well-being, prompting their desire to leave the premises. When I contacted the hospitality team, I encountered some resistance. Before this instance, my professional travels to the UK, which I undertake frequently, were consistently positive. Unfortunately, this recent experience in Birmingham has prompted a reevaluation of my accommodation preferences, specifically concerning holiday homes that provide space and privacy, and I am now considering hotels and apartment hotels as alternatives. To improve the guest experience, clear instructions regarding the operation of electronics, heating systems, and television receivers are needed, similar to the practices observed in other accommodations where the owner or a designated representative provides a comprehensive orientation.
