The location is great and there is a parking. You can walk to the castles without issues. Breakfast is pretty simple but homemade.

The matress smelled of humidity or mold, it was very hard to sleep and I don’t think it is healthy.

This is the last house on the road that goes up to the Pena Palace. It is a beautiful old gated house with extensive grounds. The breakfast was excellent with buffet options and you could order eggs cooked to your liking as well. The room itself was decent size and had comfortable beds and the shower was good despite being small. The location is really interesting. If you want to be right in town, this is not the place to choose. However, the Sintra bus stops right outside the property so if you want to go to the Pena Palace, Moorish Castle, Sintra town etc that way then that is easy. They have ample parking but it is not so easy to drive yourself around to the sights in Sintra as there is little parking and just past the house the road becomes one way so that when you pull out of the parking lot just past the house, you have to wind all the way around to get back to town if you were to want to drive. The other very cool thing was you can go through a gate at the back of the property and walk down for about 20 minutes to the Quinta Regaleira. You can also go out the front of the property and walk a short distance down a road to a park and from there walk up to the Moorish castle on a nice trail, the start of which was a little tricky to find but we did eventually manage. You can book dinner at the house if you like. There is a menu with several choices and a very nice woman who is the house manager and also cooks the dinner which was delicious. If you don't feel like going into town after a long day of sightseeing, this is an excellent option.
