Staff very friendly and helpful, lovely garden Breakfast was good

Mattress was awful- could feel springs. No lift, steep stairs. Toilet flush broken. TV in difficult position Couldn’t watch from sofa. “Complimentary bottled water” had seal broken and had just been refilled from tap

Single Room was good size.. clean

Road noise ...I went down to breakfast at 8.10am was informed breakfast was 8.30am and to return to my room...would have preferred to sit in corner with a cuppa for 20 mins..only instant coffee at breakfast..fruit had seen better days..Danish pastries were not looking their best...no breakfast menu...member of staff appeared too late by then just had a bacon sandwich 😜 No non slip mats for bath.

Good location very near train station with direct trains to Southend. Car parking easily available. Friendly helpful staff. Large room with nice bed and bathroom. Friendly pub 100 metres away.

No banister or grab rails on stairs to first floor. Checkout at 10am
