Walking distance to good things, a bit secluded, large

Very noisy, theres noisy scooters coming next to the window constantly until late at night which made it very hard to sleep

Location is just amazing - really central in Koh Phangan and just in front of the beach

Rooms were not cleaned, and the shop next door is the reception. Which only opens only at 10am but as you need your deposit back you have to handle this. Also I had to email the hotel several times to help me to organise a pickup from the ferry to my hotel

Location

Villa's need renoavtion. Even taking shower was so hard. Location is perfect but for this money you can find a better place.
