Villa Niyamas Ubud

Staff were fabulous, location was also great, pool and jungle view absolutely lovely. Great open air villa.

The villa is looking tired - needs to replace some sheets, the canopy in the main bedroon is ripped; and the railing leading up to the main bedroom is broken (which was a bit dangerous). Some of the art in the kitchen is also looking a bit sad. The main bedroom had an infestation of ants on the bed and canopy and therefore we couldn't sleep in there.

Beautiful and peaceful villa with all the necessary amenities. A short walk into town and surrounded by plenty of food options if you don’t want to travel far. Waking up to the sounds of the jungle was amazing. The indoor/outdoor living provided and authentic Bali experience. The pool was divine and the pool club across the valley did not disturb us (we were travelling with children). Would stay again 100%

Beautiful location, wondeful warm host, great breakfast. It really is a wondeful place. Bathrooms amazing and bedrooms were great, live living in the great outdoors.

We were aware of this before booking, opposite is a very noisy club, loud clubbing music from about about 10am to 11pm. As we were on trips and travels around we didnt mind, but if spending a whole day in the villa would be annoying. That said the place is amazing.

Stunning property, comfortable space, nice staff.

The music from the restaurant and school which was quite loud, but it didn’t bother us.

The Master Room has old timber look, but the smell of old mould made my stay very unpleasant, photos look beautiful. The smell I could not stand so I cut my stay by two nights . Also just my husband and I who spelt in the master room got very sick .

This place was a wee gem of a place. Once beyond the gate there was a wonderful oasis - chill out area, three on-suite bedrooms and a pool. All neatly integrated with the outdoors. Wonderful. And great staff too, super clean and location 10min walk to Ubud centre. Loved it

Really beautiful place! Nice swimming pool, everything was clean and the staff were very gentle. Close to the villas has a longe restaurant, but it wasn't so noisy.. The villa is close to the center of Ubud, just 10 - 15 min by walk. P.s. It will be good to have some welcome plate of fruits 🙂

They don't offer vegan food for breakfast.

We had an amazing stay at Villa Niyamas, which was made exceptional by Eka (the villa manager) and his team: Deana, Gusde, Nanda. They went above and beyond to make our stay as comfortable and pleasurable as possible. Northing was too much trouble: organising laundry, a doctor, advising on activities, and even a birthday surprise for my mum and dad! The villa is in beautiful surroundings in nature (including lots of jungle friends!) and we all slept incredibly on the comfy beds! Great location for a private villa with private pool, 15-20 minute walk to the main road, or a short scooter ride. Lots of great cafes and restaurants just a stones throw away too.

Unfortunately, a new pool club has opened across the valley from the villa. Our hearts break for the owners and staff, as the music plays from 10am - 11pm. Outside of these times, you can hear the sounds of the jungle! We messaged the owner of the pool club directly, and he did respond and turn the volume of the music down considerably for our 2 week stay, which we very much appreciated. Whilst this still wasn't an ideal situation, the pool club establishment is there to stay, and so we appreciated the compromise.

The location was good because it was close enough for us to walk to the Main Street for shopping and restaurants. We really liked Gusti’s hospitality, she cooked breakfast for us, arranged laundry and organized a taxi for us.

The pool was green when we arrived so had to wait until the evening to swim in it as the pool maintenance guy came to put chemicals in it. There was no water coming out of the taps on the second day. Gusti then got someone to fix the water supply but it was light brown colour coming out of the taps for quite a while
