Villa Niyamas Ubud

The villa is beautiful, it is not far from the centre but far enough to not hear all the noise coming from the centre of Ubud. It is quiet and you can find peace here. You go to bed and wake up to the sound of birds, geckos and insects. The beds were very comfortable and we loved the outdoor bathroom too. Gusti and her team were very kind, she made us breakfast every morning and when I fell sick she called the doctor and stayed to help. I can only recommend this villa!

Billa Niyamas is about 10mins walk to the ubud central, provide very much ‘Ubud’ feel as it is surrounded by greenary facing forest.

There must have a temple nearby, the noise comes from the temple or a entertainment centre was a bit loud during the morning time. A big rice field was near the entrance, so yes we had “rat” problem. As the house and the kitchen is very open, we had a few rats around the kitchen area which scared couple of us, did not use the third bedroom at all(which is right next to the kitchen area) Also kitchen utensils needed to be updated, kitchen cabinetry was rotted, and the electric kettle was out of useable condition. Small ants covered the dinning table as well. Pest control is definitely required!

It’s a little out of town but still walkable.

A Gem of a place In Ubud. Beautifully decorated, calm oasis just a walk away from Ubud centre. A perfect place to come back to every evening. Gusti our host made everything so easy.

Nothing really - it was lovely. If there was one thing is that the kitchen needs a bit of updating but who cooks in Ubud with so many amazing places to eat and also food delivery available.

The Villa is simply amazing! What you see on the pictures is what you get. The location is quiet and peaceful outside of Ubud’s main busy streets. That said, it is very accessible and easy to go to the main streets of Ubud and there are cafe’s nearby. Mama Gusti was such a lovely person! She arranged many activities for us during our stay with local friends. She even arranged the taxi drive to Sebatu Holly Water with Putu (a driver friend) and we ended up having a private guided tour as well as a praying ritual experience with locals. Mama Gusti makes this Villa worth visiting!
