Good pool. Close to supermarket, bar and restaurant. Well equipped. Good beach bar nearby. On outskirts of Ayia Napa. Responsive owner.

Dangerous tiles around the pool. Noisy neighbours one night.

We arrived at the villa by taxi from the airport. Accessing the key box was straightforward—just be sure to watch the instructional video for unlocking it with the code. Opening the door revealed a truly stunning villa that made a fantastic first impression. Everything was immaculate, thanks to George, who ensured a deep clean ahead of our arrival, knowing my daughter has OCD. Great wifi signal at no extra charge. The bedrooms were flawless, and the pool was ideal for family use, just the right depth and size. We spent seven nights there and found ourselves wishing we’d booked an even longer stay. To explore more of Cyprus, renting a car is highly recommended. I collected ours from Larnaka Airport the next day through booking.com and parked on the villa’s private drive. Lidl is conveniently located about 15 minutes away by car or taxi. George, the landlord, was incredibly helpful and responsive to any questions we had throughout our stay. Demitris, the pool manager, kept the pool in pristine condition. The second landlord—also named George—kept in touch via WhatsApp or called to ensure everything was running smoothly. We also had the pleasure of meeting a lovely neighbour named Jenny, who was warm and welcoming. The pictures don't do this villa justice. I think the villa is immaculate. No complaints. Everything was perfect 👌

Vila bola umiestnená blízko obchodu a aj peknej pláže. Čistý pekný bazén aj dostatočne veľký. Starali sa pravidelne o čistotu.

Vila by si zaslúžila rekonštrukciu zvnútra aj z vonku. Zastaralý nábytok vo vnútri, kovové postele s tenkým pružinovým matracom, že sa človek cítil ako na trampolíne. Nedostatočné vybavenie kuchyne. Malé drobnosti by stačilo zmeniť a urobilo by to z vily raj na zemi 🙂. Ale v konečnom dôsledku pomer cena a kvalita zodpovedala očakávaniam.

We had a problem with the shower but we rang and it was sorted straightaway and there was a lot of ants around the pool area which we might of sorted

It wasn't ea easy decision for me but i decided to share my family holiday experience. The photo of the property on websiteis totally different where we have stayed, on arrival we have found that we will live in different property not like advertised (that was really confusing, but we decided not to concentrate on this matter) Property from outside wasn't ready for any visitors.As you can see on photos there was a lot of dust, rubbish, birds poo on the chairs and tiles, some things like broken umbrellas and so.e other rubbish, swimmingpool wasn clean as well. I have complained agency and they arranged cleaning lady.. Inside property we had also some issues like: broken iron, dirty curtains, cocraches in the bathroom and bedrooms, minimum cutlery and loudly working air conditioning. I believe that my family holiday was just destroyed. My advice: just avoid and book something better rather then get stressed on arrival and during your stay.

Quiet place for a family stay. Agia Thekla beach few km away (driving). Everything was ok in general.

Kitchen could be more equipped with bowls, frying pan lid, other small tools. Usually where we used to stay there were something left from the previous guests - some spices, some tea, coffee or other things, which are useful for a start of your stay. Here everything was neat and empty. Seems that everything is taken away after each stay and only a starter pack is left - two psc of toilet paper, 1 extra trash bag... so when you stay in a house you have to buy your own trash bags, toilet paper, etc... of course it's only few euros and not a problem, but I think it should come with a house... Tv is not showing anything local. You need to use your netflix or youtube account to watch something.

The location is quiet, perfect for young families. There is a well stocked shop a 2 minute walk away, next door to which is a nice quiet restaurant (great for takeaways too) and 3 more minutes walk gets you to a lovely, quiet beach. My daughter is autistic and this location ticks all the boxes for her

The locks on the two doors stick and the downstairs loo needs 2 flushes
