Lovely, kind hosts who were happy to help with anything. Clean, well maintained property. Mosquito nets over beds. Very cute huts. The dolphin watching trip was super - literally hundreds of spinner dolphins!

This is quite basic accommodation, there are no nets over the windows so the hut is open for cockroaches, geckos, flies etc to come in (& they did). Very difficult in April with only 1 fan as there was no breeze at all (property did provide a second after asking). There is a fly issue in the area so wherever you are eating you are swarmed with flies - this is not the property's fault but worth mentioning. Not a negative of the property but worth being aware - There is a beautiful, huge, quiet beach nearby but no cafe/bar etc there so nowhere close to take shelter from the sun, for that you would need to walk 10 minutes more. We had no idea how quiet and "out of the way" Kalpitiya or this property would be, maybe it was just because the kite surfing season had ended that it was so quiet? We left a day earlier than planned as we found it too hot and not enough to entertain the teenagers

A lovely start to our time in Sri Lanka. Prasanna was an excellent and attentive host. He helped us arrange a dolphin trip and onward travel to Wilpattu across the lagoon. Food was great, the cabanas were clean, and comfortable and the location just a short walk from the beach.

very friendly and helpful host, we got a local breakfast on request, very charming little bungalows with a terrace and nice garden, very good and fresh food, not far from a long beach, no a lot of tourists, calm and quiet, comfortable bed with a mosquito net

there are many mosquitos and flies, but we got incense sticks which helped a lot

Sandy Kites has been an amazing experience. Prassanna and his family are unbelievably kind, considerate, and always up for a chat. The rooms are cosy and comfortable & the food - cooked by Prassanas farther in law - is delicious. He has connections throughout the local village and is always trying to give back and boost the local economy. We can't wait to stay again.

Great location close to beach. This area SL low key not all built up, quieter! The great breezes make it kite surfers paradise, and the breezes make the huge covered porch a nice place to hang out.. The family that manages very helpful, content & beautiful. They make good food, and help arrange local needs. The first night I stayed in budget room, but then upgraded for 2 nights to the larger cabana because it has better cross ventilation & surfaces to put things on. Both size rooms have your own porch with cushioned seating. Neither rooms have a/c but you don't need it with the good breezes & room fans.

No complaints on Sandy Edge.

It was worth for the budget, Prasanna and his Father in Law was super friendly and helpful, Food was delicious too.

Could have improved the Cabana conditions, it is great for the money spent, but little improvements in cabana’s can take the place to 10/10
