Kincumber House

Easy access & parking, friendly hosts, good AC (it was late July) warding off the cold, and very nicely furnished. All good!

Nothing negative to say.

Just a short 1 night stay to attend a show at nearby Avoca Beach. Very clean, very comfortable bed, good a/c heater and tv, good shower. Basic but very clean and comfortable, quality bed and very reasonably priced. Host Katherine was absent but made the effort to phone and welcome us.

Comfortable and convenient

Spacious, clean and comfortable. Excellent location 50m from shopping centre, fast food outlets and other eateries.

The property is close to facilities and the location we were visiting. The room was clean, but it was just a single room, which may not be entirely clear from the description. Good access to walks and shops nearby. Reasonable price given other properties in the area.

The room was a tad claustrophobic and it did feel a bit like you are in a fishbowl with the owner residence attached to your entry and exit. It meant you need to keep the blinds closed most of the time for privacy. The full kitchenette does not include a sink, which frankly is what a kitchenette really should include. Hot water was very slow to come through (gas "instant" hot water system). The provided internet was unusable day and night for our entire stay (I'm an IT professional), so we used mobile instead as even basic searches were poor. It is rated very highly, hence our booking, however I've stayed at places rated high 8s and early 9s and they are in a different league. I would rate this a 7 at best. It is nice and pleasant, don't get me wrong, but it's just a single room without much of a view and where you wash dishes in a bathroom sink.

Immaculately clean and comfortable accommodation on the Central Coast. Plenty of room, excellent heating and all the kitchenware you require for one or two nights away.
