"Okay but too small for a family of one adult and 2 small kids"

Cute little accommodation, good location

A bit too small - no room to put down suitcases. Sofa bed not comfortable - chaise longue that adds cushions to make a bed.

"Perfect little place to stay & unwind."

Everything. It was the perfect place to recover from our 2nd breakfast tour at Hobbiton. We didn't even explore Matamata as we had a couch, tea and Netflix. This place is so cosy & our hosts helped us out with getting access to streaming (none of ours were available in NZ). Best bed that we slept in across our 2.5 weeks of travel. It may be a small place, but the photos don't do it justice.

There were some noisy kids neighbouring at after school time (I'm overly sensitive to sound) but other than that, it was perfect.
